Editorial context
Working with a provider in Birmingham – what matters
When appointing an estate agent in Birmingham, first establish whether you need a sale, a letting service or ongoing property management. James Laurence lists all three areas. It is therefore useful to define the scope in writing: which tasks will the agency handle, who will be responsible and which services carry additional charges? The supplied website extracts do not include a fee schedule.
For a sale, ask the agent to explain the proposed asking price using comparable properties in the relevant neighbourhood. Given the agency’s focus on Birmingham City Centre and Edgbaston, ask about experience with similar properties in the specific location. The virtual valuation service may provide a starting point; clarify what information and images are needed and whether an in-person visit will follow.
For lettings and management, discuss tenant sourcing, the handover to ongoing management and how reported property issues are handled. Named contacts, agreed communication channels and a clear process for repair requests can help align expectations. Arrangements for confirming or cancelling viewings are also worth checking.
The selected reviews describe differing experiences of communication. They can inform questions but do not replace scrutiny of the actual service proposal. As the team directory also mentions a Solihull office, confirm which branch would handle the property concerned.

These comments reflect individual experiences within a selection, not the full body of reviews.
I’m extremely disappointed with the property management service from James Laurence. When it comes to managing the property, they have been very unhelpful. There is a clear lack of communication, no proper follow-up, and it feels like no one takes responsibility for resolving issues. I have contacted them multiple times regarding issues with the property and heard nothing back. I even called them directly to explain how frustrated and disappointed I was about the lack of communication and follow-up, but unfortunately, I still did not receive the support or response I expected. As a tenant, I believe basic communication and timely action on property issues should be a priority. Unfortunately, my experience has been very disappointing. Based on my experience, I would not recommend James Laurence for letting or property management. I would strongly advise others to consider their options
I would highly recommend James Laurence to anyone looking to buy or sell property in Birmingham. Karan and the team were fantastic, very communicative and helpful at every stage. So much easier and smoother than other estate agents I've used in the past. Top marks!
Absolutely appalling service from James Laurence Lettings. I had a viewing booked and confirmed by email, for the 25th of June 2026 at 11am for an address around Harborne park road, yet when I tried calling beforehand, nobody answered the phone. I still made the journey, spending money on an Uber and travelling around 20 minutes to get there. When I arrived, I repeatedly rang the doorbell and tried contacting the office multiple times, only to eventually be told that the property had already been let and that “someone should have contacted me.” The problem is that nobody did. I received no phone call, no email, no text message, nothing whatsoever. The complete lack of communication is unacceptable. Not only was my time wasted, but I also incurred unnecessary travel costs because of their failure to inform me that the viewing was no longer going ahead. What made the experience even wo
I have been been with James Laurence for over 3 years now and they have been consistently very good . They're always incredibly helpful, responsive and professional . I couldn't recommend them more highly! Big thank you for Fern, Harpreet, Charlote ,Iain and all the team
We've worked with many different estate agents before and James Laurence so far have been the best. Special mention to Charlotte Brown who took on us after Anita and has been doing a fantastic work ever since.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
