Editorial context
Working with a provider in Roma – what matters
When appointing a manager for a holiday apartment in Rome, owners should first distinguish tourist rental management from conventional building or shared-property management. The services documented for iFlat primarily concern short-term rentals and guest support. Owners should therefore check whether this service model suits their intended use and which tasks are actually included in the contract.
Clear procedures matter for the listed services of guest reception, cleaning and 24/7 support: who handles key handovers, how is cleaning checked, and how are technical problems escalated? For centrally located apartments, access, stairs and the actual availability of a lift should also be established in advance and accurately communicated to guests. One supplied review reports a broken lift and cleaning shortcomings, but this does not establish a general condition across the portfolio.
For the commercial relationship, transparent statements, the fee structure and potential additional charges are important. The owner area described by iFlat for bookings and payments provides a specific starting point for questions. Owners should also clarify how pricing decisions are made, distribution channels are selected, and spending on furnishings, home staging or photography is approved.
As the website refers to administrative obligations only in general terms, a written definition of the tasks undertaken and the responsibilities retained by the owner is advisable. These points provide general guidance rather than legal advice.

This is the absolute perfect place if you want to be near the Pantheon. It had a very spacious living room and dining area. The two bathrooms were very convenient and the three bedrooms had plenty of room. The café next to the flat is one of the first ones open in the city so you can get an early morning espresso. A family of five would be very comfortable here. The hosts were very communicative and made check in easy. The only reason I wouldn’t recommend it would be selfish so that it’s open the next time I come to Rome. I can’t say enough good things.
The location is fantastic. Many of Rome’s main attractions can be reached within about 30 minutes. One of the highlights for us was the rooftop terrace, which offers a beautiful view. Right in front of the apartment there is a lively market square – during the day there is a small market, and in the evening the area comes alive with great restaurants and often live music, creating a wonderful atmosphere. Communication with the agency worked very well throughout our stay; they were very helpful and always quick to assist when needed. We really enjoyed our stay.
Apartment: Elegant apartment near Spanish Steps. Via della Frezza 48. Location: The best thing of the airbnb. Safety: perfect. In the flat and all around the location. The building: it’s nice and very old. The flat is located on the 4th floor (90 steps) When we arrived the lift was broken and it remained broken during all of our stay. Which was very inconvenient because my mum just got a knee operation. Look/Decoration: Nice, but but it doesn’t totally match the photos. We were missing at least a bedside lamp on the main room. A toilet roll holder. The left door of the closet in the room is broken. Cleaning: Very poorly. When I entered the flat, at first sight, it looked clean but then I started to notice things. It seems as if the person who did the cleaning rushed doing it. You could feel breadcrumbs or bits on the floor when you walked around barefoot. There are ants in the corners an
We had a wonderful stay at this apartment in the heart of ancient Rome (Via del Gesù, 89, Rome). The location is truly unbeatable — everything we wanted to visit was just around the corner! The welcome was warm and exceptional. Our host even helped us carry our suitcases, which was such a thoughtful gesture. Communication was excellent throughout — you can tell that he truly cares about the comfort of his guests and pays attention to every detail. The apartment itself has a beautiful antique style, combined with all the modern conveniences: two modern bathrooms, a fully equipped kitchen with dishwasher and fridge, and lovely antique dishware. Each room had its own perfectly functioning air conditioner, which made our stay very comfortable. The elevator works well as long as you respect the recommended weight limit — the instructions are clearly written on the door and easy to follow.
We had a fantastic stay at iFlat's apartment on Via Urbana! The location in Monti is incredible—a charming, bohemian neighborhood filled with great spots to walk to. Our hosts were wonderful: super responsive, helpful, and even met us on site to show us around and help us get settled. We couldn't have been happier with our stay and would definitely recommend it to anyone visiting Rome!
