Editorial context
Working with a provider in San Francisco – what matters
When choosing a property manager in San Francisco, owners should clarify the scope of services for their particular building in writing. For a provider such as GreenTree, whose stated focus includes historic residential buildings, modernization, and multifamily properties, it is especially important to distinguish routine management and preventive maintenance from separately commissioned construction projects. Proposals should identify included tasks, potential additional charges, and responsibility for approving work.
For older buildings, an assessment of existing technical systems and repair needs is useful. Where modern technology is to be integrated into an existing structure, responsibilities, schedules, and possible disruption to residents should be discussed. Advertised internet, access, and package-delivery solutions should also be checked at the property level: mentioning a technology on a company website does not establish its availability in every apartment.
The organization of resident support is another consideration. Relevant questions include how repairs are reported, how urgent issues are handled, how complaints are documented, and how residents receive notice of upcoming work. Owners considering leasing services should also ask about viewings, unit preparation, and tenant turnover procedures.
The supplied review selection illustrates why experiences with individual building staff should be distinguished from those involving the wider management organization. Specific service descriptions and clear procedures provide a stronger basis for engagement than individual reviews alone. These points offer general guidance and do not replace a legal review of contracts.

Selected reviews on Google
The supplied Google data lists a rating of 3.2 out of 5 from 290 reviews. In the provided selection, several reviewers praise individual on-site staff for accessibility and helpfulness, along with prompt communication and assistance during moves. An otherwise critical review also speaks positively about the local resident manager. Critical accounts focus on the handling of problems and complaints, including one resident's report of unfulfilled assurances about internet connectivity, delays in intercom setup, and noise and perceived inadequate responses to neighbor disputes. Experiences differ by building and staff member. This is a selection of partly truncated reviews, not a complete analysis of all ratings; the reported allegations have not been independently verified.
I am currently a resident at one of their properties, and my experience with GreenTree Property Management has been disappointing. Prior to signing my lease, I was explicitly assured by both the building manager and my leasing agent that my unit was 'Google Fiber-ready.' Based on these clear representations, I moved in expecting high-speed connectivity. However, after moving in, I discovered that the unit's internal wiring does not support the promised service, necessitating extensive and disruptive infrastructure work. Furthermore, I have experienced significant delays in basic service setup, including a failure to program my unit into the building’s intercom system, which has impacted my ability to receive deliveries and visitors. When I raised these issues and requested a rent concession to account for the lack of promised amenities and the resulting loss of work time, my concerns
I will never give this company a five-star rating or any rating, if possible. I moved out in late October. My family lived here for a year, and we experienced numerous issues. The apartment building lacks insulation (thin walls), resulting in significant privacy issues. My son, at the time, was 6 years old and was disabled and autistic, and had been harassed, mocked, and discriminated against by a particular tenant (a couple and a roommate in their early to mid-20s) on the 4th floor in the 10 Glendale Apartments in the building. Despite this, the rest of the residents have been fantastic and welcoming. These same troublesome tenants also frequently host loud and disruptive parties and blast music throughout the day. Previous residents of my apartment faced similar issues, and management ignored their complaints, the police reports, and the previous tenants of the apartment and mine (I
Living at 1900 Gough was incredible. Based in a lovely area of Pacific Heights, with easy access to public transition, key restaurants, and coffee shops. The building is also incredibly well managed - anytime you need assistance or service, they are very quick with their communication and resolution. Also, the building manager - Pavel is fantastic. He is so resourceful and is very accommodating to new tenants to get you settled in and feel welcomed in the building. He is also very communicative anytime you have an inquiry and/or need assistance. He is a key asset to the building - making tenants feel welcome, and I am very appreciative for all of his help moving in and out of the building. Would highly recommend if you're lucky enough or get an opportunity to to live at 1900 Gough!
Greentree is an outstanding property management company. I moved into 642 Alvarado in June 2024 and lived there for a year—it has truly been one of the best rental experiences I’ve ever had. My first interaction was with Koren Alexander, who was incredibly responsive and helpful. She made sure I could tour the apartment the very same day and arranged a seamless contract signing. I even reached out to her once on a Sunday with questions about pet policies, and she immediately responded—such dedication! My on-site manager, Jack Mattingly, was equally exceptional. Jack is the best on-site manager I’ve ever met. He inspects the building daily to ensure everything is in top condition, and he’s always friendly and approachable. He not only checked in on residents regularly but also gave me wonderful recommendations when I first moved to San Francisco. Whenever I needed anything, Jack was alw
To anyone reading this first thing first is I ask you to understand I’m not asking for any sympathy. Please be careful renting from this property. Several unethical practices are going on and I’ll leave it at such. Only if Greentree responds personally will I be willing to go into full details. I hope if you’re considering renting here you find somewhere else first please. One positive is the current Resident Manager 750 O’Farrell Angélica Flores is amazing and she has gone above and beyond expectations to try to resolve issues too hope she receives all the recognition she deserves. Green tree please do better and have a great day too God Bless Everyone!
