Editorial context
Working with a provider in Newton – what matters
When choosing a property manager in Newton, first establish whether the assignment concerns a rental building, a portfolio or an owners’ association. Green Ocean Property Management explicitly lists these areas, but their requirements differ. Rental properties often need leasing, tenant screening and regular financial reporting, while associations also require attention to reserves, meetings and coordination with their board.
A written schedule of services helps make proposals comparable. For the advertised flat-fee model, prospective clients should ask what is included, when fees begin and how additional work is charged. The general pricing description alone does not establish the total cost for a particular building.
Because the company emphasizes scheduled maintenance and services through Pro Services Boston, responsibilities and approval procedures deserve particular attention. Clarify which jobs are handled by in-house or affiliated teams, when outside contractors are used, and how quotations and expenditure are approved. Maintenance intervals and documentation for heating and air-conditioning systems, outdoor areas and common spaces should suit the property.
Day-to-day working arrangements also matter: who is the designated contact, how should urgent damage be reported, and what information will owners receive regularly? For software-supported management, request a demonstration of financial reports and task tracking. This helps determine whether the proposed documentation meets the owner’s or board’s information needs. These considerations provide operational and financial guidance rather than legal advice.

Green Ocean Property Management truly excels at maintaining great trade relationships, responding promptly to both owners and tenants, and fostering clear communication between all parties. Many thanks to the entire team's outstanding service and their commitment to professionalism. We highly recommend this company to all landlords to manage properties professionally in Ontario.
As a Board member of one of the largest condominium associations in Watertown, I’ve had firsthand experience working with property management companies. Since switching to Green Ocean Property Management a few months ago, we have been very impressed! Paolo, our property manager, and Neil from the finance team have been outstanding—professional, organized, responsive, and thorough. They don’t just answer emails to close out tickets; they take ownership of issues, look for practical solutions, and communicate with empathy and professionalism. They truly care about the experience of both homeowners and board members. Green Ocean also makes great use of technology to track tasks and streamline day-to-day operations, which has significantly improved transparency and accountability. It has made our jobs as volunteer board members much easier. I highly recommend Green Ocean Property Manageme
Paolo the bldg mgr is thorough in his responses. As a new condo owner I've had a lot of questions and he answers each question with detail, and if he does not know the answer he notes that and gets back to me later with it. While we're still working out some kinks, I'm hopeful all will be resolved. The phone system when you call took a few tries to know which option to press to get the department I needed. Overall so far, things have been good.
I have had the pleasure of working with Ken, our new property manager and he has been just amazing. I can’t say enough positive things about him. My building is in desperate need of a new roof and his quick responses, friendly manner, honesty, and follow up to my questions are so accurate and professional. He and Jarrett the owner have gotten work crews out to the building the very next day to help rectify this issue. They both have made many phone calls to outside vendors so we were able to receive several estimates which really helped us with the decision of which company to use. We have also been copied with all the information along with many photos of the issues to help us. The maintenance team have been by several times and have shown me all of the holes and tears in the roof. They have been very friendly, polite, and knowledgeable as well as being on time. I would highly recommend
