Editorial context
Working with a provider in Thornton – what matters
When choosing a property manager in Thornton, owners should first check whether the provider’s experience matches their property. Grace lists a range extending from individual houses and condominiums to multifamily buildings and commercial premises. It is therefore important to establish which services the management agreement includes for the specific property type and who will handle day-to-day communication.
Another consideration is the process between a tenant moving out and a new tenancy beginning. Grace describes security deposit accounting, property preparation, rent analysis, marketing, and applicant screening. Prospective clients should ask how these stages are coordinated, which decisions remain with the owner, and what additional costs may arise. A market analysis provides a basis for decisions, rather than a promise of a particular rent or leasing timeframe.
For maintenance, availability, spending authorization limits, and documentation deserve attention. The provider lists round-the-clock emergency coverage, routine inspections, and a contractor network. Before appointing a manager, owners should clarify how emergencies differ from routine repairs and what responsibilities external service contacts have. Access to inspection reports and photographs should also be discussed.
Finally, owners should review fees, notice periods, and eligibility conditions for advertised guarantees in the actual contract documents. Since Grace identifies compliance with Colorado requirements as a focus, asking how its management procedures are documented is also useful. These considerations are general selection guidance, not individual legal advice.

Selected reviews on Google
The supplied Google data shows a rating of 4.6 out of 5 from 731 reviews. Across the provided selection, reviewers repeatedly highlight prompt, clear communication from individual property managers. Other positive themes include explanations of available options, contractor coordination, and assistance with leasing. Individual reviews describe quick tenant placement, a straightforward application process, or a promptly arranged furnace replacement. One review criticizes an intermediary handling maintenance requests for collecting information again without being able to resolve the issue directly. The same review describes the subsequent contractor coordination positively. This is a selection rather than the complete body of reviews; individual experiences do not establish expected response or leasing times.
I am very pleased with the services of Grace Management. My experience is greatly due to Kristin Gurule’s management of the property. Kristin is very responsive to questions, proactive to the needs of the property, clear on what is needed to maintain and improve the property - not only keeping me informed but also providing options on way forward. In summary, efficient, transparent, responsive and kind.
I've had a great experience with Grace Property Management so far. I initially evaluated 10 different PM's in the Denver area, and had calls with about 7 or 8. While the others were strong contenders, I elected to go with Grace and have been happy with my decision. We were fortunate to sign our first tenant in just 2 business days; this is probably not the norm in our market, but likely it came down to a blend of the right product, strategy, marketing, price, and management all working together cohesively. My property manager Emily has been great to work with so far, she's professional, timely in her responses, and knows the business well. I would recommend other owners choose Grace as well.
I don't usually write reviews, but Grace Property Management earned this one. From day one, working with them has been a genuinely great experience, and a huge part of that is Trish. Trish has gone above and beyond helping us manage our property. Her communication is clear and consistent — we always know exactly what's going on, and she keeps us in the loop every step of the way. On top of that, she's incredibly prompt. Whenever a question or issue comes up, she's on it right away, which gives us so much peace of mind. She's just genuinely super helpful, and you can tell she actually cares about doing right by her clients. If you're looking for a property manager in Denver, go here. You won't be disappointed. I took the time to write this one because the service was truly superb, and that's saying something coming from someone who never writes reviews. Thank you, Trish, and the whole G
We have rented two properties with Grace Property Management, specifically working with Margaret! We have been blown away with our experience - they are incredibly responsive and flexible! We had the furnace go out at one of our properties, and Margaret was so quick in getting contractors out to evaluate it and help inform us of our options, and quickly got a new furnace installed. We cannot speak highly enough of our experience with Grace!
I rented a house from them for a year. They made the application process super fast and easy compared to others I have rented from. Sean was my PM and I only had one time he didn't respond until I emailed him. In general he was super responsive and coordinated work contractors very quickly. The only negative is that they use a third party to contact you about work orders. Every time they called me they could not help me and just referred it to my PM. It was very annoying to have to talk to them about the issue after I sent very descriptive details with photos and them just tell me they can't help and will contact my PM to deal with it. Once Sean got ahold of them he sent out very helpful, friendly, super responsive contractors within less than a week. After moving out, I got back my full deposit and some rent money for the days I didn't have the house which I find amazing. Overall this c
