Editorial context
Working with a provider in Louisville – what matters
When selecting a property manager in Louisville, owners should first establish which responsibilities are actually included. For a provider associated in the supplied reviews with both conventional rentals and short-term accommodation, distinguishing between management models is particularly important. Topics to discuss include tenant placement, lease administration, ongoing support and coordination of work at the property. These are questions to investigate, not a confirmed service catalogue for Fox Property Management.
Maintenance and communication deserve particular attention. Clear arrangements should explain how problems are reported, how urgent issues are prioritized and how owners and tenants receive progress updates. Where external contractors are involved, responsibilities, spending approvals and scheduling procedures should be clearly documented. It is also useful to establish who decides on improvements to outdoor areas and how requests are passed to the owner.
For short-term rentals, prospective tenants should review the total cost and administrative process separately. Before committing, they should ask about administrative fees, required documents, extension options and procedures for requesting changes. Owners should also ask how frequent tenant turnover is handled if that rental model is offered.
Google reviews can identify useful questions, but they do not replace a conversation or written service terms. The supplied selection contains differing experiences and does not support a comprehensive assessment of every managed property. These points provide general guidance rather than legal advice.

Selected reviews on Google
The supplied Google data lists a rating of 4.2 out of 5 stars from 524 reviews. Communication receives repeated praise in the selected reviews, particularly in coordination with a cleaning service provider and in referrals from a real estate professional. One critical review also acknowledges helpful and responsive on-site representatives. Negative experiences concern different aspects of ongoing service: one reviewer reports months without replacement carpeting after water damage and inadequate updates; others raise concerns about additional administrative fees, the handling of a requested change to a short-term lease or an outdoor area they considered inadequately maintained. This is a selection of individual accounts, not a comprehensive analysis of all reviews.
We had no carpet for half of our lease!!!!!! We had a couple different leaks that watered the carpet in our basement: no problem, shit happens, ya know? In December they tore up the carpet due to mold (after a few different standing water incidents), we asked them multiple times over the course of months when we could expect the new carpeting to be put in. They would either ignore us or appease us and say very soon. Then a couple weeks before our move out date, they’re all of a sudden very urgently trying to get our basement carpeted, as if it hadn’t been 6 months of nothing! And after scheduling carpeting guys to come in, they demanded we move our stuff to allow the guys to put in the carpet!!! Yeah maybe if I didn’t have a week and half left on my lease!! I mean insane activity; like cmon, yall have waited 6 months to put in carpet, you can wait another two weeks. And no compensation,
I had the pleasure of working with the Fox Management Company and coordinating some cleaning services. In particular Maia, and Dylan. They were so nice and easy to work with and coordinate everything with. Super friendly, great communication, up front and honest. Just an overall excellent experience. Being in the same industry it’s not always this easy or enjoyable. I would highly recommend them and their team to take care of your investment.
0/5 stars. I would not recommend renting from Fox Property Management. Fox Property Management does manage good quality short term properties on behalf of owners, and the on site agents are prompt and helpful. Upon initial interactions with my short term (1 month rental) the process seemed friendly enough, LOTs of emails, background check, docusigns and additional ADMIN fees not part of the original listing; just to stay in an apartment for 1 month(while I was looking for a long term place). Looking back I should have just used Airbnb to make it more seamless... Upon extension of my short term lease, I was stuck in a tough situation where I needed to make an unforeseen, but not unreasonable change to my short term lease, less than 24 hours after signing. I promptly contacted Fox Management to clearly explain and asked to make an addendum to the lease. I was met with absolutely zero fle
As a real estate agent, I often have clients who need help either with finding a temporary place to stay as they balance the timing between selling a home and buying a new one; or who are looking to rent a home that they own as they move out of it. Whatever the scenario, Fox is ALWAYS my first referral. They are consistently communicative, trustworthy and they always get results. I couldn't recommend them more highly!
Fox has been like any other property management company we have used in the past— just okay. What bothers me the most is how high we pay in rent and they won’t make our landlord improve our backyard. Its been dirt since we have moved in and our rent is $2900 a month.
