Editorial context

Working with a provider in Fort Worth – what matters

When appointing a property manager in Fort Worth, owners should first check whether the service area and property types match their rental. Fort Property Management lists single-family homes, duplexes and small multifamily properties. For other uses or larger buildings, a direct inquiry through the contact form is advisable, as the supplied sources do not address them.

For residential rentals, the processes connecting marketing, tenant selection and ongoing management deserve particular attention. Owners should establish who prepares listings and photographs, how viewings are arranged and what updates they receive during vacancies. Any rental analysis should be discussed in terms of its assumptions and comparable properties; it is not a guarantee of a particular rent or leasing timeframe.

Maintenance arrangements should address responsibilities, spending approval limits, documentation and urgent requests. Since the provider lists inspections and an owner portal, useful questions include inspection frequency, report contents and access to invoices. Direct access to staff should be accompanied by clear arrangements for availability and response procedures.

The website states that there are no maintenance markups or hidden coordination fees. For a meaningful cost comparison, owners should nevertheless obtain a written breakdown of management, leasing and any additional charges. For the advertised eviction support, the precise organizational scope should also be clarified. These are general selection considerations, not a substitute for legal review of a management agreement.

I am a current tenant with Fort PM. Sarah has been amazing to work with! She is on top of her game. She responds so quickly whenever we reach out. She keeps us updated and follows up in a timely manner. She makes us feel that she truly cares about our experience as tenants and is there to support us. I wish I had found them a long time ago as the professionalism and level of service is superior.

Highly recommended! Fort Property Management has been outstanding in managing my single-family rentals across the DFW area. They consistently excel at leasing, lease renewals, management and maintenance, making ownership truly hassle-free. I’ve worked with Nathan, Sarah, and their team at previous property management firms for over 10 years, and their professionalism and reliability have always stood out. When I learned they were launching Fort Property Management, switching to their services was an easy decision! I highly recommend them to any property owner looking for a dependable, experienced management team.

As a first time home owner looking to rent out their first home, and since we no longer live in town, the Fort team was really disappointing to work with. When we were first looking for business they were very responsive and easy to work with. Once we signed a contract and started working with them to list our property, we started to notice several things that gave us an unpleasant experience. For context, our home has a unique layout and located on a busy street with a lot of foot traffic. I understand Fort doesn't make money until they get a renter in there, so all of this work was done for free, but I feel like they didn't do much to get the home occupied quickly to begin with. To list a few examples: First, the photos taken of the home felt unprofessional as some of the photos of the empty home showed our rainbow Crocs in the corner lol, our desk we tried to hide, and our curbside

Would be a zero but cant go that low, think carefully before renting from this company. Our experience with Fort Property Management has been extremely disappointing. We leased a property without being given an opportunity to inspect it in person due to our circumstances. Our realtor also repeatedly reached out to Sara in an effort to schedule a walkthrough before move-in, but despite multiple attempts, she was never given the opportunity to inspect the property on our behalf. When we arrived, we immediately discovered numerous issues that made the home unacceptable for our family. The house had a strong cigarette odor throughout, there appeared to be mold in the A/C ductwork, and there were several other cleanliness and maintenance concerns that should have been addressed before the home was marketed as move-in ready. I will be attaching photos so others can see the conditions we encou

I have had the pleasure of working with Sara Braddock for well over a year now, and just wanted to say she has consistently gone above and beyond. She has been thorough and knowledgable in all aspects of the rental process of my properties, and shown nothing but honesty and integrity. She has consistently provided good guidance and I have come to rely on her judgment and direction. She has been very easy to easy to communicate with, and I look forward to working with her in the future. I can not recommend her enough!
