What to look for in Madrid

With agents in Madrid, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Madrid – what matters

When selecting an estate agent in Madrid, first establish whether its activities match the intended transaction and target neighbourhood. The Engel & Völkers Madrid Genova page lists numerous areas alongside residential sales, purchases and rentals. Prospective clients should therefore ask who handles their neighbourhood and property type, and which comparable properties are currently being handled. The stated focus on luxury homes and villas does not in itself establish whether a particular budget or search profile can be accommodated.

For owners considering an on-site valuation, it is useful to ask for an explanation of the comparable properties, assumptions and proposed asking price. Marketing scope, viewing feedback, contract duration and any exclusivity should also be discussed before instruction. Buyers should clarify available property documentation, viewing arrangements and subsequent steps early on.

For rental enquiries, request a written breakdown of all proposed payments and services. This should identify who pays, when payment is due and which additional services are optional. This is a general recommendation about cost transparency, not a legal assessment of individual fees.

For clients based abroad, the language actually available for their case, a designated contact and agreed response times are also relevant. The website lists four languages but gives no binding response deadlines. For financing enquiries, clarify which services the local office handles and which are provided through Engel & Völkers Finance.

Selected reviews on Google

The supplied Google data shows a rating of 3.6 out of 5 from 340 reviews. In the provided selection, several critical reviews concern unreturned calls, lengthy response times and communication perceived as unreliable or rude during rental enquiries. Two reviews criticise additional agency or service fees charged to tenants and how those fees were presented. The legal allegations in those reviews cannot be verified from the supplied sources. By contrast, one positive review highlights efficient, personable and professional support with an international rental arrangement, including coordination across a substantial time difference. This is a selection, not a comprehensive analysis of all reviews.

I was referred to this agency through a colleague and was very happy with their service. Maria Aguilera in rental department was outstanding. She was very efficient, communicative, and personable. As an American with a 9 hour time difference to Spain, she handled a challenging situation very well and professionally for me as the owner and also for tenants who are planning to move to Madrid. Highly recommended!

Complete scam. They ask you to pay service fees + VAT on top of the rent which goes into the agencies pocket. But the law says they aren’t allowed to do that with long term rentals so be very careful with this company. I’ve had 2 negative experiences with 2 separate agents in just one day. it’s a waste of your time. they try to tell you they don’t work for free which is why they want the service fee but actually the LANDLORD pays that. If the landlord didn’t pay service fees they wouldn’t list their property. The second I caught the real estate agent in a lie he started talking to me in a rude tone. They claim they’re a big real estate firm all over the world but they’re the least professional agency I ever dealt with. If I could give zero stars I would

I have had to deal with this agency several times, and I strongly do NOT recommend working with agent Yvette Hernandez Prado. You will be constantly ignored, and it feels like there is little to no interest in actually helping you rent an apartment. On multiple occasions, I had to wait weeks just to receive a response. The last time I requested a viewing, Yvette never contacted me at all. When you call the agency, they will promise to call you back, but in reality, nobody follows up unless you repeatedly call them yourself. Based on my experience, I strongly recommend avoiding this agency, and especially avoiding any dealings with Yvette Hernandez Prado.

The worst cervice anywhere! Unprofessional and unreliable. We called looking for a rental flat. We were told by the receptionist that Vanessa the rental agent will return our call which did not happen. We called thrice more and were told to wait. After 5 days we asked to speak to the manager of the offices Juan, who did not take our call but asked us to e-mail him.

Stay away from Engel & Völkers in Spain! They do shady business tactics. Carefully read what you sign. They ask for agency fee from the tenant which is illegal in spain. They say that it is a premium service but when i told them i don’t want it they said that there is no way around it. They swear that everything is legal but there are many complaints against them both from individuals and consumer protection agencies. Don’t take my word for it, google them or ask AI and you will find out just how bad they are.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
