Editorial context
Working with a provider in Madrid – what matters
When choosing an estate agent in Madrid, it is worth checking their experience in the specific local market. For an agency focused on high-end homes, the key question is whether its service matches the location, property type and price range involved. DIZA names both central Madrid districts and residential areas outside the city centre. Prospective clients should therefore ask about comparable transactions in their target area rather than assume that a broad location list demonstrates equal experience everywhere.
Sellers should understand how the proposed asking price is justified and which comparable properties inform it. As DIZA describes digital marketing and outreach to Spanish and international buyers, the brief should specify listing materials, photography, publication channels, viewings and progress reports. The appointment period, any exclusivity, fees and included services should also be clearly documented before engagement.
Buyers and tenants should establish their search criteria, budget and timetable early. For individual properties, relevant checks include condition, ongoing costs, available documentation and the actual handover date. Personal support from an agent does not replace independent technical or legal assessment where needed.
The bilingual website makes initial access easier, but clients should confirm which languages their assigned contact can provide. They should also establish whether support after completion is included. Some reviews describe such assistance, but individual experiences do not establish a contractual service commitment. Google ratings can offer supplementary context; they cannot replace a discussion of the specific assignment.

We absolutely loved working with Sergio! He was by far the most professional real estate agent that we met with while looking for an apartment in Madrid (note, we visited over 15 apartments). He was always very kind, reliable and on time. Sergio went above and beyond throughout the process of viewing our apartment, signing lease and now even after, helping us with the painters and setting us up with a cleaning lady. Also, when we stopped by the office to pick-up a copy of our lease the team all greeted us with a smile. Just really good vibes all around. Highly recommend working with Sergio + DIZA Real Estate!
Very grateful with all the services that they give us. Nice treatment and for sure will be back in the future to consult them. Thanks for all!!
We rented a beautiful flat through Diza Consultants, all was perfect along the process and Natalia Carrion was our agent, everything worked out as expected, highly recommended and will keep working with them in the future

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
