What to look for in Birmingham

With agents in Birmingham, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Which documents should I prepare?

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Birmingham – what matters

When choosing an estate agent in Birmingham, clients should first establish what they want to commission: help finding a property to buy, support with a sale, tenant placement or ongoing property management. The supplied accounts about Davidson Estates touch on several of these areas. They do not, however, replace a written description of the services actually offered.

Prospective buyers should ask about available property documents, the next steps and their designated contact before a viewing. For flats, ongoing charges and the ownership or tenure structure may also be important points to check. Tenants should establish who handles questions, maintenance reports and practical issues both during the application process and after moving in.

Landlords should pay particular attention to the distinction between finding tenants and ongoing management. Relevant points include transparent fees, agreed updates, maintenance arrangements, and the storage and transfer of important documents. Procedures at the end of an agreement or when changing agents should also be discussed in advance, including the handover of keys, records and accounts.

Google ratings can offer indications of communication and working processes. Neither an overall score nor individual accounts reliably predicts every future client's experience. For Davidson Estates, the supplied selection suggests asking specifically about responsiveness as well as management and handover procedures. These points provide general guidance rather than legal advice.

I would highly recommend Sibylla at Davidson Estates. From the very beginning, she was professional, responsive, and incredibly supportive throughout the entire tenancy process. Her communication was excellent, keeping me informed at every stage and ensuring everything progressed smoothly. Sibylla demonstrated a high level of commitment, attention to detail, and customer service, always willing to answer questions and provide assistance whenever needed. Moving home can be stressful, but she made the experience straightforward and hassle free. Thank you, Sibylla, for your professionalism, dedication, and outstanding support. ⭐⭐⭐⭐⭐

I had a very positive experience with Davidson Estates during my tenancy. Communication was clear and timely, and any questions or issues were handled efficiently. A special thank you to Andrew Kay for being consistently helpful, responsive, and professional throughout. The process felt smooth and well-managed, which made my tenancy much less stressful. I would happily recommend Davidson Estates.

I have been a landlord with Davidson’s for over 8 years, but as of early 2026, I have officially cut ties. What used to be a functional relationship devolved into a mess of ignored processes, false information, and broken promises. However, their behavior during the transition to my new agency has been truly appalling. If you are considering using them, please be aware of the following: Obstructionist Transition: During my move to a new agent, Davidson’s deliberately withheld documents and issued incorrect keys, seemingly to spite a departing client. Legal Negligence: On the day my new tenants were set to move in, it was discovered that a Gas Safety certificate completed by a Davidson’s contractor had incorrect dates. Financial Hostage-Taking: When asked to rectify the certificate error, Davidson’s refused to release the corrected legal document until an "outstanding balance"—which I

I would have to give the estate agents 5 stars. Amber in particular gets a special thank you. Really made the process which is a very difficult and time consuming process easier. She was very quick to respond to queries and made sure we got things moving forward when needed. From the start I could see how hard this estate agent was working to help make this purchase as smooth as they possibly could. I have no complaints honestly.

I had the pleasure of working with Ben at Davidson's recently on my property search. I couldn't reccomend him or his company more. From my initial enquiry to viewing it was an extremely smooth and professional experience. I have had some terrible experiences in Birmingham with agents being extremely unprofessional and down right lazy. With so much choice at the moment, it's a buyers market, so we as buyers have a choice of who to work with. And I would definitely choose Ben at Davidson's again. He was so friendly and wasn't rushing or pushing anything. In fact he was encouraging me to view other properties with different agents to get a good idea of the market. He gave me some great tips and unbiased advice which I was so thankful for. The quality of properties they have on are also really good. Unlike some agents who try to sell you a complete hovel and make out like it's a paradise. Be

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
