Editorial context
Working with a provider in Boston – what matters
When appointing a property manager in Boston, owners should first establish the property type and the scope of the assignment. CHARLESGATE explicitly lists homeowners association management, multifamily management and investment portfolio management. These areas involve different requirements: associations focus on shared property matters and coordination with their representatives, while rental properties also require attention to leasing processes and resident support.
To compare proposals, prospective clients should request a written breakdown of included services. Questions should cover recurring management fees, separately charged services, maintenance responsibilities and the coordination of external contractors. Clear accounting, regular reporting and agreed spending approvals are also important. The supplied website excerpts do not specify prices or contract terms.
Because CHARLESGATE operates across multiple markets, owners of Boston properties should clarify who will be responsible locally. Useful questions concern designated contacts, backup arrangements, availability for urgent maintenance issues and documented procedures for handling requests. For the listed resident portal, clients should establish which functions are actually available under their particular management agreement.
The additional leasing, new development marketing and brokerage services may be relevant to owners. Before appointing the firm, however, clients should confirm which services require separate agreements. Reviews of home sales are not a substitute for references concerning the management of comparable properties. These points provide general guidance for selecting a provider, not legal advice.

As an HVAC vendor, we have worked with many property management companies, but CHARLESGATE Property Management is truly one of the best. We handle all of their HVAC needs—including boilers, air handlers, and rooftop units, and it is always a complete pleasure working alongside their team. They are completely on top of everything. From the operational side to the back office, this company runs flawlessly. Their accounting department is fantastic, invoicing and payments are always handled smoothly, accurately, and right on time, which is incredibly important for a vendor. On the ground, their communication is outstanding. The maintenance technicians are highly skilled and always ready to assist. We want to give a special shout out to Paul, who is incredibly nice and thoroughly professional, as well as Wafi, who is always fantastic to coordinate with. The maintenance manager, Reed, runs an e
We couldn’t have asked for a better realtor to help us sell our home. From start to finish, Michele went above and beyond our expectations and made what could have been a stressful process feel seamless and manageable. Michele is very knowledgeable, responsive, and she was proactive throughout the entire process. I honestly don’t think we ever had to wait more than 5 minutes to get a response whenever we reached out with questions. She quickly earned our trust and appreciation. We closed on time thanks to Michele’s extra effort and hard work dealing with multiple parties during the process. We are looking forward to working with her again and highly recommend her to others looking to buy or sell their home.
I recently moved into an apartment managed by Charlesgate, and my experience so far has been very positive. The Service Manager, Gabriel, has been very responsive and helpful with any maintenance requests. He responds quickly and makes sure the necessary fixes are handled promptly. The maintenance technicians have also been professional, courteous, and respectful of our requests. I appreciate the quick communication, helpful service, and professional support from the Charlesgate management team.
Alex was fantastic to work with and a consummate professional. From our first initial meeting to our post closing wrap up, Alex had every detail covered. In terms of prepping our house for market, she covered every room in the house with what needed to be done and finding contractors as needed who could quickly step in and get the work done. During the sale process she was always onsite whenever anyone else had to be at the house, from open houses, to inspections and appraisals to final walk through. She guided us carefully through the offers, kept us constantly informed with our buyers progress and was very thorough with step by step instructions of dealing with everyone, from the fire dept to the electric company to all of our home vendors. In our opinion her attention to all of these details is unparalleled and we couldn’t recommend her and her firm enough.
As I see it, the real estate survey after a home sale should ask about the agent and not necessarily the company. I followed Jake Stamos as an agent to Charlesgate and would use him wherever he is. He found buyers quickly for our Back Bay condo and helped close our deal professionally and effectively. He has a good way of connecting with people. Hope he’s valued by CG and I highly recommend him to others for sales and rentals. He went the distance.
