Editorial context

Working with a provider in South Perth – what matters

When choosing a real estate agent in South Perth, first establish whether the priority is a sale, a new letting or ongoing rental property management. CENTURY 21 River Residential describes all three activities. Prospective clients should therefore request a proposal that sets out the services relevant to their particular instruction, including fees, potential additional costs and agreed communication channels.

For landlords, an important question is what the different management options mentioned on the website actually include. Useful topics include tenant searches, viewing arrangements, routine inspections, maintenance requests and reporting to owners. Responsibilities and approval arrangements for repair expenditure should also be discussed before appointing an agent. Communication and maintenance recur in the supplied reviews, but those experiences are not a substitute for a specific service agreement.

For a sale, ask for an explanation of the proposed marketing strategy, its costs and the basis of the recommended asking price. A sales or rental appraisal should be understood as a market opinion rather than a promise of a particular outcome. Comparable properties and the characteristics of the location can help put the appraisal into context.

Because the company covers a wider area across metropolitan Perth, clients should ask about experience in their suburb and with their property type. For rural properties, clarify which property-specific marketing and management services are envisaged. These points provide general guidance and do not constitute legal advice.

Wendy Smith and her team have been exceptional with their professionalism and dedication during our rental. Any issues with maintenance during our rental were sorted and resolved extremely quickly. We were always informed well in advance of the inspection which always went smoothly and on time. We also appreciate the support and compassion shown during the recent personal issues we’ve had. I have no hesitation in recommending this company

As a trade person that works for real estate, I need to be organised to get through the day. Century 21 River are always organised, prepared and have the keys and property ready to go. I'd recommend them to anyone that needs sales or a rental manager.

I did alot of research and spoke to a number of property managers before my best friend recommended Justine Barron from Century 21 to me. From the moment I spoke to her, Justine was warm, responsive, knowledgable and very genuine and easy to work with. Her kind of rare talent- ability to read the needs of a person, connect and provide valuable information quickly and also allow all the time needed is a credit to Century 21. I highly recommend Justine for anyone wanting to feel at ease with letting out their home and confident in knowing they'll be supported to make the best of their asset. Couldn't do it without you - thanks Justine and team!

Since listing my property with Century 21 three months ago, I have been highly impressed with the quality of service. Nothing is any trouble for Justine who provides advice and guidance to ensure I have the right insurances and legalities in place right through to keeping me informed of the tenant, their requests and how everything is going. I would highly recommend Century 21 South Perth for all your tenancy and rental needs - absolute peace of mind and super service for both owners and tenants. Thank you

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
