Editorial context
Working with a provider in Birmingham – what matters
When choosing an estate agent in Birmingham, first establish how well its services match the proposed transaction: selling, buying and letting require different forms of support and communication. Sales and lettings are documented for Burchell Edwards Sheldon. The particular streets and neighbouring districts covered by the branch should be confirmed directly before instruction.
Sellers should ask how a valuation is reached, how the property will be marketed and who will conduct viewings. Written information about agency fees, contract duration, cancellation arrangements and potential additional costs is equally important. The advertised free valuation should be distinguished from a technical survey of the building’s condition. Fast sales described in individual reviews do not provide a reliable indication of how long another property will take to sell.
Landlords and prospective tenants should examine the fee information linked from the branch page. Before entering an agreement, clarify which services are included and which responsibilities remain with the owner. Where relevant, check the scope and validity of the linked client money protection certificate.
For mortgage support through the partnership with Karri described on the company website, clarify the scope of advice, the lenders considered and any fees. A free initial meeting does not automatically mean that subsequent advice is also free. Finally, named contacts and agreed update intervals can help align expectations about the process. This is general guidance, not legal advice.

Picking Burchell Edwards to sell our house was a brilliant decision from start to finish! Ryan Wilson came around to our house to start the process off. He was very pleasant and really helpful all the time. Our house was posted online really quickly and the following Saturday the first viewings occurred. We didn’t need to be there which was a relief to be honest! After that Saturday, we had two offers and we had our buyer agreed by the end of the Monday. A solicitor was organised for us and we were thoroughly looked after and kept informed at every stage. Thank you to everyone who works for Burchell Edwards in Sheldon for a wonderful stress free experience! Especial thanks go to Ryan who was our first contact.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
