Editorial context
Working with a provider in San Francisco – what matters
When choosing a property manager in San Francisco, owners should first establish exactly which responsibilities are included. Leasing, resident communication, and maintenance coordination are distinct service areas. Brick + Timber describes these activities on its website, but the supplied sources do not include a detailed service schedule for owners or management fees. Scope, costs, and responsibilities should therefore be clarified in writing before an engagement.
For older residential buildings, which Brick + Timber specifically discusses, it is worth examining how building care is organized. Useful questions concern how defects are recorded, urgent work is prioritized, outside contractors are selected, and completed work is documented. Owners should also clarify how modernization projects are approved and how residents are informed about work. Statements about prompt support are not a substitute for specific arrangements covering availability and procedures.
Prospective tenants should also assess the condition of the particular apartment, its amenities, and the lease terms being offered. Experiences with one apartment cannot automatically be applied to other buildings. Anyone bringing pets should confirm the published limits and any property-specific restrictions in advance.
Google reviews can offer insights into communication and the handling of requests. However, the supplied selection does not represent every experience. A discussion of the specific property and clearly documented service arrangements are therefore more useful to a decision than the rating alone.

We’ve had a great experience living here. Everyone we’ve interacted with has been friendly, responsive, and genuinely helpful. From the management team to the people who come by to handle maintenance requests. Maintenance requests have always been handled professionally and with care. Mary Grace was especially helpful. When we needed to get our cats registered, she answered all of our questions, and made getting everything sorted out very easy. Overall, the level of service and responsiveness has made living here a really positive experience.
I had a great experience with B+T from start to finish. The entire leasing team was professional, responsive, and genuinely kind throughout my interactions with them. A special thank you to my leasing agent, Shanna — she was incredibly kind, helpful, patient, and a pleasure to work with. I also really appreciate April, Trish, and Jayson for their support and professionalism. From my experience with them, It’s clear the B+T team truly cares about providing a positive experience. I’m very grateful for all their help and would highly recommend B+T for finding an apartment!
Brick and Timber earlier this year took over management of our building located near Lafayette Park. As a part of this transition, they asked us to let them know what types of building maintenance issues that we were facing. My family let them know that we had several issues, the most pressing of which was to mitigate mold issues. They immediately took the initiative in resolving these issues. Justin, who works in B&T support, quickly arranged for several of their contracting vendors to visit our apartment and assess what needed to be done. These inspections were set up over the next several days, and within a week we had a vendor team assigned to resolve these issues. The work team was polite, friendly and hard working. They spent three days doing an incredible amount of work, which resolved all of these issues for us. They even discovered an additional issue with one ceiling, which
I lived in a Brick + Timber property for about 2 years from 2023-2025, when I first moved to SF, and found it very decent. I lived in a studio unit in Nob Hill and paid just shy of $2000. I was on a 12 month lease to start and switched to month to month after, with about a 2% rent increase after the first year. I really enjoyed my unit as an intro to San Francisco, and only moved because I wanted amenities and a nicer, more modern apartment. If I had to list the pros and cons of my time living there, they’d be: Pros: -Cheap and stable rent -Month to Month lease (no up charge) -Nice Neighborhood -Charming Apartment and Spacious -Easy to sign and move-in (especially from out of town) -Managing Agency isn’t overbearing Cons -Apartments can be kind of low quality, messy cabinetry, at least mine were not cut well. Kitchen layout is also slightly odd, with ovens next to fridges -Management c
I spoke with Abigail P. Who was amazing at helping me resolve my issues with paying rent through my bank by check. She was very kind and super helpful and explained everything so I could know what was happening and she was very patient with me. I also really appreciate the fact that she felt like she was present in the conversation and paying attention to me when I was talking to her and not just doing some sort of script reading and automation protocols. Kit D. also super great, he was helpful in resolving an issue I had with noise problems from people above me, when the people would not even speak to me or were willing to find a diplomatic solution.
