Bay Property Management Group at a glance

Bay Property Management Group specializes in managing residential rental properties and originated in Baltimore. According to its company history, Patrick Freeze founded the business in August 2009. Initially focused on single-family rental homes in the Baltimore area, it now also manages multifamily buildings and rental portfolios. The company website reports more than 8,000 units under management across several markets, rather than in Baltimore alone.

Its stated Baltimore services cover property marketing, tenant screening, rent collection and maintenance coordination. They also include documented move-in and move-out inspections, along with assistance with rental registration and required lead-paint certification. The provider advertises round-the-clock emergency maintenance. According to the website, owners receive monthly financial reports and access to an online portal.

The Baltimore page lists management fees of 5–8 percent, plus separate leasing, renewal and setup fees. The calculation basis and scope of an individual agreement should be clarified before signing. The supplied Google data show a rating of 4.4 out of 5 from 2,009 reviews. The review selection mainly praises communication and leasing assistance, but also includes a serious complaint about the handling of water damage.

Editorial context

Working with a provider in Baltimore – what matters

When selecting a property manager in Baltimore, owners should first consider whether the provider’s experience matches their property. Managing one rental house can involve different coordination needs from managing an apartment building or a portfolio. Bay Property Management Group identifies all three as areas of activity. An initial discussion should therefore establish who will handle day-to-day management and how leasing, maintenance and accounting work together.

Another consideration is the distinction between included services and additional charges. Alongside its percentage-based management fee, the provider lists separate fees. Before appointing a manager, owners should obtain clear written details of calculation methods, included services and potential extras. For leasing, useful questions concern the proposed marketing approach, screening procedures and move-in and move-out documentation.

Clear procedures for reporting damage are particularly important during ongoing management. An advertised 24-hour emergency service should be accompanied by understandable processes: who receives reports, how urgent cases are escalated and how owners and residents receive updates. The differing experiences in the supplied review selection highlight the value of specific questions, but do not support conclusions about every managed property.

Sample financial reports and information about the owner portal can also help with the decision. Since the provider mentions assistance with rental registration and lead-paint certification, owners should clarify responsibilities, required documents and separate costs for their particular property. These considerations concern service organization and are not legal advice.

Selected reviews on Google

The supplied Google data show 4.4 out of 5 stars from 2,009 reviews. Recurring positive themes in the provided selection include accessibility, clear communication and assistance with viewings, lease signing and finding tenants. Positive comments also concern responses to repair requests and support from individual staff members. In contrast, one serious complaint describes previously reported water leaks, a subsequent kitchen ceiling collapse and flooding, and what the reviewer considers inadequate emergency communication and assistance with temporary relocation. These accounts reflect individual experiences from a selection and should not be treated as a representative analysis of all reviews.

My experience with Bay Property Management has been absolutely horrendous. For an extended period, I’ve been reporting severe water leakage in my apartment, yet my concerns were consistently ignored. The situation has now escalated dramatically: my kitchen roof completely collapsed, leading to extensive flooding throughout my unit. My apartment is now unlivable and a health hazard. Despite the emergency, their response was incredibly unhelpful—they merely stated they would send a vendor to ‘maintain the roof,’ completely disregarding the fact that my entire living space is now a disaster. To make matters worse, I’ve been trying to get an urgent response and a solution for relocation for three days, but they’ve been completely unresponsive. They even sent people to fix the roof without relocating us to another place, leaving us in unsafe conditions. This company has shown a shocking lack

I wanted to leave a sincere 5-star review for my realtor, Erik Frank. If I could leave 10 stars, I would. Erik really made the lease signing process and apartment touring process a breeze. He was very knowledgeable, transparent, extremely reachable by phone and text, which really helped make the time-sensitive procedures (which could have been a stressful process) understandable and simple. He explained everything so well and answered all my questions- he wanted me to like the place I’m moving and feel comfortable the whole time, which says a lot. He was a true pleasure to work with, thanks again, Erik!!!

I had a great experience working with Bay Property (Eric Frank). I needed to find an apartment within just three weeks, and he helped me make it happen. At first, I thought I was chatting with an AI because I'd has that experience with a few other realtors. Once I was connected with Eric everything moved quickly and efficiently. Communication was always prompt, and he was consistently kind, honest, and transparent throughout the process. Renting an apartment on a tight timeline can be stressful, but he made the process much easier than I expected. We're now looking forward to moving into our new apartment. Thank you for all your help!

I have lived at 920 Whitelock Avenue for the past three years. When Bay Management took over after my first year, my experience noticeably improved. I truly love my apartment and have always appreciated the prompt attention and genuine care shown when maintenance issues came up. Leah Choi has been outstanding throughout my time here. Her professionalism, responsiveness, and sincere concern for residents made a real difference and gave me confidence that issues would be handled quickly and properly. I am only moving to be closer to family; otherwise, I would seriously consider staying. The location near the park and zoo is great, and the neighborhood feels safe and welcoming. Leah Choi’s support greatly shaped my positive experience with Bay Management, and I’m confident the next resident will appreciate this apartment just as much as I have. Thus far I have been very please with Bay Property Management Group. They have been thorough with requesting needed repairs and documentation and my property manager Pinky is very responsive. I want to give an extra special shout out to my leasing agent Simone. She has been amazing! She is very responsive and gave me valuable feedback on concerns of potential tenants that I may be able to address in the future. She worked extremely hard to place qualified tenants in my unit. Thank you Simone!
