Editorial context

Working with a provider in Roma – what matters

When appointing a real estate agent in Rome, first establish whether its offering matches the property type and neighbourhood you are considering. Battisti Home’s documented activities cover residential and commercial properties, with both sales and rental listings. The supplied listings include central residential locations. They do not, however, establish the current availability of any particular property or comprehensive coverage of the market.

For an apartment search, prepare a clear brief covering budget, location, size, features and the intended move-in date. Buyers should ask early on which property documents are available, how viewings are arranged and which stages the agency assists with. For commercial premises, it is also important to establish whether the property suits the intended use and which specialist checks may be needed.

As Battisti Home also lists valuation and management services, owners should agree on the scope of each separately. For valuations, useful questions concern the property characteristics and comparable data considered, as well as how the findings are presented. For management, responsibilities, recurring tasks, reporting arrangements and fees should be clearly recorded.

International clients should confirm their preferred service language and the availability of practical assistance in advance. Reviews mention communication in English and Spanish and help with utility accounts, but do not establish a contractual service commitment for every client. Commission, possible additional charges and payment dates should also be clarified before appointment. These points provide general guidance rather than legal advice.

I had such a great experience working with Battisti Home! The agent was always super quick to respond and really dedicated to helping me find the perfect rental on my price range and close to my college. Their professionalism and trust made the whole process feel easy and stress-free, which meant a lot, especially if you’re a student or new to the city. I’d definitely recommend them to anyone looking for a trustworthy and helpful Agency in finding their next place in Rome! Ask for Edoardo! He will make the whole process as smooth as possible. They speak both English and Spanish fluently, making it so much easier for international students and anyone moving to Rome to feel comfortable and supported throughout the process.

When we moved to Rome, we knew that apartment search would be difficult. We also had some very specific criteria about locations, size, functionality and other apartment features. Everyone told us that in the year of papal jubilee it will be impossible to find what we are looking for. And it started to look like it. Then the apartment listed by Battisti Home Srl popped up and everything from the very beginning looked like things started to align. It was flawless. Chiara as the point of contact, pure perfection and kindness. Daniele and his team are 100% professional, dedicated to the needs of the customers, and equipped with kindness and knowledge to make things go smoothly. Their approach made us feel safe and confident that all steps of the process were by the law, and that all the paperwork is spot on. Thank you Daniele and Battisti team for making our new Roman life start in the perf

Daniele and his amazing team made the process of purchasing of first home in Italy absolutely seamless. We were so lucky that the listing we were most interested in was one of his! Every step of the way he was responsive, full of great information and showcased his excellent network in the city of Rome. All details were sorted in a timely manner and documentation was all easily handled. If you ever need anyone to demystify the convoluted process of buying a house in Rome, reach out to Battisti for sure. Highly recommend!

We purchased a house in Rome with Daniele's help and we were very happy with the service he provided. He speaks perfect English, is always polite and punctual, and always responded quickly and informatively even at late hours. We would recommend him to anyone looking to purchase a house in Rome.

From start to finish, our apartment rental experience with Battisti Home was flawless. Chiara is the most organized person I’ve met in Italy, communicating via email and WhatsApp, arranging viewings, help with changing the utilities to our names, and answering our endless questions. We are new residents to Italy, with very limited Italian language and incomplete knowledge of how things work -- Chiara was a lifesaver! Daniele’s responsive and professional expertise with our offer and then lease contract ensured a perfectly smooth process. The owner of the apartment lived overseas, meaning Daniele dealt with time differences on top of our poor Italian (His English is perfect). And his ready smile made us feel welcome in Rome! I highly recommend Battisti Home.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
