Editorial context

Working with a provider in Cumming – what matters

When selecting a property management company in Cumming, first establish the type of association that needs support. Managing an HOA, condominium association or townhome community can involve different responsibilities. ACS expressly identifies these community types, so prospective clients should compare their own association’s requirements with the proposed scope of services.

It is important to distinguish financial and administrative support from covenant administration and full operations management. A proposal should show which tasks are included, which remain with the board and which incur separate charges. For accounting and administration, useful questions concern reporting formats, access to records and designated contacts.

Because ACS also lists covenant violations and modification requests, the procedures for handling these matters deserve particular attention. Associations should clarify how reports are documented, responsibilities assigned and progress communicated. Consistent application of community requirements and traceable procedures are also worth discussing.

For maintenance and contractor services, clarify appointment procedures, approvals, cost monitoring and documentation of completed work. Agreed communication channels and realistic response times are relevant to everyday operations as well. The supplied reviews can help identify topics to discuss, but they do not replace an assessment of the actual proposal. These points provide general organizational guidance rather than legal advice.

We have been very happy with Atlanta Community Services and especially with our manager, Bree. From my very first meeting with the owner and the leadership team at ACS, I felt welcomed and like our community was going to be in good hands. Everyone was professional, easy to talk to and made us feel like our community actually mattered. Bree has truly been what our community needed. She goes above and beyond for us, and her experience has been extremely valuable to our Board. She has over 10 years of experience in this profession and it definitely shows. There have been situations where her knowledge has prevented our Board from making some serious legal and risk management mistakes, especially when it comes to Fair Housing laws and other decisions that HOA boards may not realize could create liability for the Association. She is knowledgeable, responsive and isn't afraid to tell the Boa

The Buford ga office which is under same company is a freaking joke. Can’t review that location because it doesn’t exist on Google Maps. Absolutely non existent enforcement. They literally pick and choose who to send warnings too. You can email them about violations and they won’t even responded. Brand new neighborhood that’s going down hill fast because of non enforcement. Over grown lawns. Weeds growing on side of houses. Street parking which impedes flow of traffic that they occasionally send emails once a month about and nothing more. Trash in peoples front yards for over 2 months nothing has been done about. Large weeds growing in cracks of cement in front of driveways. Absolutely nothing. Rv’s being parked on street on weekends, trailers in driveways. Trash cans in front of grades or one sides of house or along outside of fences. Kayaks lying on sides of houses. We pay $6,000 a yea

I had a great experience working with Tonya Terrell. She was incredibly responsive and took the time to help me resolve a concern that wasn't strictly an HOA matter. It’s clear they truly care about the residents and providing top-tier service. Highly recommend!
