What to look for in Madrid

With agents in Madrid, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Madrid – what matters

When choosing a real estate agent in Madrid, prospective clients should first establish whether the available properties match their preferred location, budget and intended length of stay. For aProperties, the sources confirm sales and rental listings in Madrid city, Madrid Norte and Madrid Noroeste. These area labels do not replace checking the exact address, transport connections and neighbourhood. Positioning in the luxury segment also does not, by itself, establish the condition or features of an individual property.

Before appointing an agent, it is advisable to record the scope of services, any agency fees and responsibilities in writing. For rentals, clarify availability, the rental term, deposit, ongoing additional costs and included furnishings or equipment. Owners can ask how prospective tenants are introduced and which tasks the agent handles after the contract is signed. Assistance with maintenance described in a review does not establish that property management is routinely included.

Clients searching from abroad should request current images, a clear viewing process and precise information about documents and payments. A designated contact, confirmed appointments and agreed follow-up arrangements are useful. The selected reviews show differing experiences specifically around communication and coordination. Individual reports of quick agreements are not a promise of future turnaround times. Before signing or paying, check property details, contracting parties and payment terms carefully; independent professional advice is appropriate where legal questions remain.

Selected reviews on Google

The supplied Google data records 4.3 out of 5 stars from 301 reviews. In the selection provided, several reviewers praise quick rental arrangements, responsiveness and coordination by individual staff members. Assistance with finding accommodation from abroad is another recurring theme. One owner reports a positive experience with introductions to prospective tenants. By contrast, one detailed negative review describes unanswered messages, viewings that were not properly confirmed and a lack of follow-up after requests for a different agent. These accounts reflect personal experiences from a selection of reviews, rather than the full body of feedback.

I had a very disappointing experience with A Properties Madrid. This review reflects my personal experience with the service provided. While my main contact was the agent Gabriela Ortiz, the problem was not limited to one person. Communication throughout the process was extremely poor. Messages were frequently ignored, visits were discussed but not properly confirmed, and follow-ups often received no response. On two separate occasions, I explicitly asked to be assigned a different real estate agent due to these issues. Each time, I was told that another agent would contact me, but this never happened and no one followed up. Despite clearly expressing interest in visiting multiple apartments and being ready to proceed quickly, there was a complete lack of organization and accountability. This caused unnecessary stress and wasted a significant amount of time. In a competitive rental ma

Alvaro is an outstanding realtor and property manager. He has made our experience truly seamless from start to finish. Alvaro assisted us with everything from rental contracts and payments to moving and maintenance. Every request was addressed promptly, and the coordination was impeccable. Highly recommend!

We were very fortunate to work with Francisca in locating an apartment in Madrid during high season. We got in touch with aProperties on a Monday, and we were in the apartment by Friday of the same week. Francisca hustled to get us in to the apartment, she advocated for us to our landlord (also a good guy), and guided us through a process we were new to, being from the U.S. She was hyper communicative and we never had to wonder where we were in the process, which was very appreciated when you need to secure housing in under 7 days. Thank you Francisca!!

Thank you!! On very short notice, I needed to secure a 5 month rental for my son and his two friends coming from the USA. We had a signed contract and had paid in full for an apartment using a different rental company only for them to cancel the contract for no reason 6 days before we were moving in. Long story short, i found a wonderful apartment and contacted the listing agent, Diego. Within a day we had a signed contract. Diego was so helpful in making this happen so quickly. Having not seen the unit in person and was only going by the pictures online, he was very precise in going over the entire apartment as if we touring in person. When we arrived the unit was EXACTLY as pictured. Such a great experience dealing with Diego and aProperties Madrid. Thank you again for everything!!

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
