Editorial context
Working with a provider in Flower Mound – what matters
When choosing a property manager in Flower Mound, first establish whether the property type and location fit the service offered. 3G Properties Group identifies residential rentals, particularly single-family homes, as a focus and lists a service area covering several North Texas counties. Prospective clients should therefore confirm coverage for their specific address and the agreed scope of management.
Tenant selection is an important point of comparison. The provider describes background checks, income verification and rental history reviews. Before appointing a manager, it is useful to ask about the process, its documentation and the owner's involvement in selection decisions. For marketing and rental price analysis, owners should also understand which comparable properties inform the assessment and how pricing changes are agreed.
Maintenance deserves particular attention. The website describes move-in and move-out inspections, as well as routine checks during maintenance visits and scheduled appointments. The supplied text does not specify a fixed inspection frequency. Owners should clarify visit intervals, inspection reports, repair approval limits and emergency procedures. A clear allocation of responsibilities for yard care, pest issues and possible animal damage is also useful.
Statements, access to receipts and communication channels matter for the ongoing relationship. The described owner portal and monthly statements provide practical starting points for these discussions. Fees, additional charges and contract terms should be clarified in writing beforehand. Google reviews can offer supplementary perspectives, but the supplied selection does not replace a review of the management agreement and the services actually promised.

DO NOT USE 3G FOR PROPERTY MANAGEMENT!! Throughout the time that I used this company for property management they were happy to take my money but did NOTHING to monitor the property or care for it. I received calls from neighbors about the yard multiple times, and was once notified by the city regarding the yard. HOWEVER, the crowning jewel of my experience is that the tenant basically moved out but left multiple dogs locked in the house for 2 - 3 months, and they urinated and defecated throughout the house, rendering it a hazmat site. The repairs cost $25k, and 3G didn't offer a penny towards the repairs despite admitting it was the worst thing they'd ever seen. Please see the photos below and judge for yourself how they "manage" a property. Most landlord insurance policies won't cover pet damage -- mine doesn't -- so I am stuck with the entire bill. DO NOT, UNDER ANY CIRCUMSTANCES, US
I have had an excellent experience working with 3G Properties Group. Lilian and her team have been professional, responsive, and incredibly helpful every step of the way. Their dedication and attention to detail truly set them apart. I highly recommend them to anyone looking for reliable property management services.
Has been a great living experience. Lilian responds quickly to any of my questions or concerns. With good rentals hard to secure, I was lucky to get in with them. Hoping to extend my lease. Definitely worth the $$.
I am still having a horrible experience with this property management company and this house by Lennar! Now there is a bug infestation issue with springtails coming from cracks and holes outside the house to the inside of house which Lennar homers and the property management company claim is my issue which to me is illegal especially since pest control issues and builder issues should be handled in a new construction house that is less than a year ol. I will eat my complaints to all social media platforms and to higher levels because this is unacceptable! I have to call and email every two weeks because this house has tons of issues! I have to keep taking off work , going to work late , stressed out and racing havoc in my life! I can’t live with bugs . I have had the worst experience since January. They make you pay $40 extra a month for pest control then tell you certain insects aren’
