Editorial context
Working with a provider in Antwerpen – what matters
When choosing a real estate agent in Antwerp, first establish the task you wish to commission: a sale, letting, ongoing property management or a commercial property transaction. WALLS presents these as separate areas on its website. Prospective clients should therefore ask who will handle their case and what the service includes, rather than assuming that all enquiries receive the same package.
For a sale, it is useful to understand how the proposed asking price is calculated and which comparable properties inform it. Before accepting the advertised free valuation, owners should clarify which documents are required, how the findings will be presented and whether any further commitments are involved. Marketing, viewings, feedback on prospective buyers, fees and possible additional costs should also be discussed.
Because WALLS assigns certain Antwerp areas to individual team members, clients can ask about experience with their particular neighbourhood and property type. For retail premises, offices or showrooms, intended use and space requirements should be addressed early.
For lettings and management, clearly defined communication channels are particularly important. Establish who handles maintenance reports, urgent issues and communication with the owner during a tenancy. The selected reviews describe differing experiences in this respect. Reviews can provide useful indications, but do not replace a written description of the agreed services. These points offer general guidance and are not legal advice.

Selected reviews on Google
The supplied selection of Google reviews is predominantly positive. Several accounts of property sales highlight communication, updates on viewings and prospective buyers, and support with pricing and the transaction process. One buyer describes a viewing arranged at short notice and sufficient information to make a purchase decision. Experiences with rental support differ: one review praises prompt responses and assistance when moving out, while another reports poor responsiveness to water and plumbing problems and disputes substantial charges on departure. These criticisms reflect that reviewer's account. The selection does not represent all 266 reviews; the supplied overall Google rating is 4.5 out of 5.
Thanks to Laura and Wout from WALLS for their expertise and support throughout the process to sell my apartment. They priced it right, marketed it well, and negotiated a great deal. Communication was top-notch and they made everything easy and fast. Very professionals! If you're looking to sell or buy, I'd highly recommend Walls!
Sold a property with Walls. I've been constantly informed about all visits to the property, all potential buyers and got adviced about increase/reduce the property value. The staff has been very helpful and professiomal throughout the process.
We had a truly bad experience renting an apartment through this agency. We were not put in contact with the landlord so all communication had to be done through the agent. We contacted them by all possible ways for help when having no water, leaks from the pipes and so on. Barely any response after weeks of emails and calls. Finally we decide to move after 2.5 years and we get charged thousands of euros for landlord’s interest. They are supposed to represent both landlord and tenant in the agreement but they will not care about you! Never ending greed.
I was looking for a small appartement in the center of Antwerp with a limited budget. A not easy task and when I saw one that met my demands it was always sold within 24 hours. That is when I contacted Walls and asked to be at the look out if something would come on the market. One day out of the blue I received a mail from them saying something really good came on the market. Within a couple of hours we set-up a a visit and Rachid from WALLS showed me the appartement. 24 hours later I bought the appartment. Rachid made sure that I got all the information needed to make such a quick decision in a rational way. He is very professional, considered and accurate. I know he and Walls take care of the seller but I can tell you that they also take care of the buyer. And that is a nice feeling in often a very competitive environment. I would recommend WALLS to anyone to buy and sell a property.
Helpful and nice agents After 3 years of renting with walls.be, I admit that they have been one of the best renting agencies. The team was always there and responding fast to any matter. Going out from the apartment was easy and the team supported with the process even though we kept changing our moving out date yet they never bothered. Thanks to Jeroen, one of the best in the team.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
