What to look for in Chicago

With agents in Chicago, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Chicago – what matters

When choosing a real estate agent in Chicago, first establish whether their practical experience matches the intended transaction and local market. Vesta Preferred Realty lists buying, selling, renting and property investment across several city areas and suburbs. Prospective clients should therefore ask about comparable transactions in the relevant neighborhood and property category rather than assume that broad geographic coverage means equal specialization everywhere.

Before engaging an agent, clarify the scope of services, fees, responsibilities and communication arrangements. With a larger team, it is particularly useful to know who will handle day-to-day matters and who will provide cover during absences. Buyers should ask how property selection, viewings and offer preparation are organized. Sellers can ask about the basis for pricing recommendations, the marketing process and how feedback from prospective buyers is assessed.

For first-time buyers and clients outside Chicago, regular updates and clear property information are particularly relevant. The supplied reviews describe such support, but its specific scope should still be agreed in advance. Condominium buyers should also consider recurring association costs, available building documents and planned work. For investment properties, income, expenses and assumptions about rental demand should be examined separately.

The website’s tools can provide initial guidance but do not replace property-specific assessment or a firm financing commitment. Google ratings add customer perspectives; suitability for the particular assignment and transparent agreements remain central. This is general guidance, not legal advice.

Julia Thompson is literally the best agent in Chicago!!!! Julia was everything during my home buying process. She not only connected me with lawyers and mortgage brokers and everything in between but she always had back! She was always available when I needed her, was honest with me about the market and next steps, consoled me when I needed it, and advocated on my behalf!!! I genuinely couldn’t have done this without her!! And thanks to her, I have my dream condo in theeee best neighborhood in Chicago!! Can’t recommend her enough! My experience with Vesta was truly incredible due to Kevin Tang the most fantastic real estate agent I've ever encountered. Kevin goes above and beyond for his clients. I was a buyer from out of state and he was so diligent about sending pictures, videos and reviews of all the places we were considering in a more than timely fashion despite the distance. He made the process so seamless and always went the extra mile for us including getting us a housewarming gift and sitting through the long closing proceedings with us. He also stayed on even after closing to help me find contractors for floor and ceiling touch-ups and worked with me again from out of state to make sure everything went smoothly in updating the home. He's truly the best of the best!

If you’re looking for a realtor, I can’t recommend Zach enough. We’ve bought and sold several homes over the years, this was by far the best experience we’ve ever had. From day one, Zach’s communication was above and beyond. He was always available to answer our questions, kept us informed throughout every step of the process, and made what can often be a stressful experience feel easy. He never made us feel like just another client. Zach went above and beyond in every way. He is incredibly personable, knowledgeable, and dedicated to getting the best possible outcome for his clients. Thanks to his expertise, we sold our house for significantly more than we expected. He also managed to find our dream home and took the time to truly understand what we were looking for and never made us feel rushed or pressured into making a decision. Not only is Zach an exceptional realtor, but he’s also

If you’re searching for a real estate team that combines deep expertise with genuine care, look no further than Vesta. My experience working with Joe Nicastro and the entire team during the purchase of my first home was nothing short of exceptional. As a first-time homebuyer, I had countless questions and moments of uncertainty, but Joe navigated every step with patience, clarity, and confidence. He is not only incredibly knowledgeable, but also truly invested in his clients’ success. The entire Vesta team operated with professionalism and precision, keeping me informed, prepared, and supported from start to finish. Buying a home can feel overwhelming, but with Vesta, I felt empowered and protected throughout the process. I am deeply grateful for their partnership and cannot recommend them enough.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
