Editorial context
Working with a provider in Firenze – what matters
When appointing a real estate agent in Florence, prospective clients should first define their search area, property type and budget. Where an agency covers both Florence and Chianti, as Tuscan Feeling does, the practical requirements of a city apartment can differ substantially from those of a rural property. Accessibility, ongoing upkeep, plot size and building condition should therefore inform the initial selection.
A written brief is useful for the personalised property selection described on the website. It can set out the intended use, space requirements, timetable and available renovation budget. For country houses needing substantial work, independent specialists can help assess the building, necessary works and likely costs before a purchase decision. The availability and completeness of property documentation should also be discussed early.
Sellers should establish which marketing activities are included, how viewings will be arranged and how regularly progress reports will be provided. Reviews of Tuscan Feeling mention photography and online marketing, but these accounts do not establish a standard package for every instruction. Fees, possible additional charges, contract duration and any exclusivity should be clearly documented.
Anyone seeking a rental or wishing to let a property should confirm the agency’s current services and scope of assistance directly, since rental activity is principally evidenced here by reviews. Clients moving from abroad should also clarify the languages available, the organisational support included and which matters require outside specialists.

I can not possible manage to express my gratitude deeply enough to the entire team at Tuscan Feeling. It has-from start to finish- been the most exceptional experience. Communicative, kind, attentive, they have made this entire process so much easier. I truly can not even believe the level of service they have provided in our move here to Italy. Moving to a new country can be so stressful, but they have helped us through every step of the process. I would absolutely recommend Tuscan Feeling and their whole team! Thank you so much specifically to Elena and Tamas who have been unendingly helpful and attentive through this whole process, and continue to help us and answer any questions we have!
Great team! Alexandra was amazing! Super quick to text back whenever I needed something. Made my stay in Florence very smooth! Thank you!
I started working with Tuscan Feeling, and specifically with Tamas, after a previous - unhappy - experience with another Realtor. After only a couple of phone calls it was clear to me that the level of professionalism was considerably higher than my previous dealings. I found Tamas to be very clear, responsive, proactive (THIS is a rare and greatly appreciated trait on the Italian real estate market). Once we had finalized our mandate he quickly arranged a professionally staged photo session, optimized the online marketing, and generally kept me consistently informed of how things were going. He was always available to answer questions, explain unclear regulations etc. I have lived in Italy for over 30 years and have bought and sold several properties in Italy but this is the first time I felt that I was actually "counseled" to what were my own best interest. This is the level of compete
If there were more stars to award this agency, I’d certainly give them more! A fantastic experience. Tuscan Feeling looked after me and the property from the first day until the last. Adriana and Tomas did a superb job: the strategy worked and the apartment was sold in less than a week for the maximum amount I could have expected. Buying / selling in Italy can be complicated. However Tuscan Feeling made it seamless and enjoyable. They combined an enormous professionalism with a determination to get the best possible result within a short time period. They are an exceptional agency! I recommend them without the slightest hesitation. Jenny Hannan, Australia
As a rental property owner in Fiesole, I have just agreed and concluded a rental contract with new tenants who came through the Tuscan Feeling Agency in Florence. Adriana and her team really went the extra mile to look after both sides’ needs, sometimes even anticipating them, in the process of agreeing all aspects of the tenancy. I have been renting properties for quite some years and am beyond impressed with this agency’s professionalism and with their great care for their clients, which includes help and support in areas, such as obtaining documents from local authorities, where we would normally be left to organise ourselves. I would recommend Tuscan Feeling wholeheartedly to anyone who is looking for a new rental home in Florence, and anyone who is looking for a professional agency to help them rent out their property.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
