What to look for in Barcelona

With agents in Barcelona, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Profile summary

Stay Unique at a glance

Stay Unique provides tourist apartments and management services for tourism properties. This focus matters when classifying the business in a real estate directory: the supplied website material primarily describes holiday accommodation, guest services and property management rather than conventional property sales brokerage. Barcelona is one of the destinations listed, alongside Málaga, Seville, Tenerife and Athens.

The company states that it has more than 20 years of experience. Property owners can use a form to enquire about their apartment’s potential earnings. The form requests details including location, maximum occupancy and whether the property has a licence. The website also describes support for owners from initial negotiations through to the start of operations, as well as white-label operational services.

For guests, Stay Unique offers bookable accommodation and extras such as transfers, personalised recommendations, local experiences and flexible check-in. Individual buildings are presented under the StayHubs name, including Pau Claris in Barcelona. The supplied Google data reports a rating of 4.7 out of 5 from 3,663 reviews.

Editorial context

Working with a provider in Barcelona – what matters

When appointing a real estate service provider in Barcelona, it is useful to distinguish between sales brokerage, long-term lettings and tourist property management. The supplied material primarily establishes Stay Unique’s focus on tourist accommodation. Owners should therefore ask exactly which tasks its management service covers for their property and which services require a separate agreement.

For a holiday apartment, permitted use, licensing status and occupancy limits should be clarified before preparing financial projections. Stay Unique’s enquiry form already asks about licensing and capacity, but this does not establish whether any particular apartment is suitable. Current requirements should be checked against official information and, where necessary, with qualified assistance. This overview is not legal advice.

When comparing management proposals, owners should request a written breakdown of fees, running costs, reporting arrangements and responsibilities. Any earnings estimate should explain its assumptions about occupancy, nightly rates and expenses. Agreed procedures for repairs, expenditure approvals and communication with owners and guests are equally important.

As Stay Unique also lists guest services and flexible check-in, their availability, conditions and any additional charges should be confirmed for the specific accommodation. Reviews can provide indications of day-to-day service. The supplied selection particularly illustrates why reliable follow-up on reported defects matters alongside a straightforward arrival process.

Several also highlight straightforward check-in, helpful staff and good communication. One review notes visible signs of frequent use while describing an overall comfortable stay. What an amazing stay with a stunning view over Barcelona and the sea! The check in was quick and perfect. Coraline is very kind and makes a very good job! We‘ve been in this apartment often and we love it! It‘s clean, modern and very cozy. The terrace is the peak highlight!

We just checked in and it was a seamless experience. Pablo was super friendly and very helpful. He even offered to help with our luggage as we had multiple bags. We were running a bit behind due to heavy traffic and he put us at ease and told us not to stress. Great experience so far.
Scott Keech · 2 months ago · Review on Google
The apartment in Barcelona was modern, clean, and comfortable. The bed, double sofa bed, and excellent air conditioning made for a pleasant stay, and the location was great. Unfortunately, several maintenance issues and poor communication significantly affected our experience. The bathroom sink was clogged when we arrived. We reported it immediately, and although maintenance came, the clog was not fixed and the repair left a leak under the sink. We contacted management multiple times, sent a video of the leak when requested, and even gave permission for maintenance to return a second time, but no one ever came back. We spent our entire four night stay with a bucket under the sink catching water. The bathroom hand soap dispenser was also broken and nearly empty. We were told it would be replaced, but it never was. Before our stay, there was unnecessary confusion about occupancy. I booked

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
