Editorial context
Working with a provider in Barcelona – what matters
Anyone appointing a real estate agent in Barcelona should first establish which office will handle the enquiry and where it actually manages suitable properties. This distinction is particularly relevant to STAR PROP: the Google listing identifies Barcelona, while the supplied website extract focuses on Llançà and other locations in the Girona region. Prospective clients should therefore agree on the search area, property type and responsible office before arranging a viewing.
A structured comparison is useful for the properties advertised for sale. Beyond the asking price, important points include how floor areas are calculated, the property's condition and which fixtures or facilities are included. For terraces, gardens, garages and storage rooms, buyers should clarify which spaces and usage rights form part of the offer. Descriptions such as sea views or proximity to the beach can be checked during a viewing. For plots of land, potential uses, infrastructure connections and available documentation warrant separate examination.
A tourist licence mentioned in a listing should not be treated, without further checks, as a guarantee of future rental use. Current documentation and, where necessary, independent professional advice are advisable.
Before appointing an agent, clients should also clarify the scope of services, fees, possible additional costs and communication arrangements in writing. The selected reviews offer indications of customer experience but do not replace a direct conversation or scrutiny of the individual property. These points provide general guidance, not legal advice.

Marcelo was super nice and helpful on the phone
Very friendly :) UPDATE: In the 1st place they are superfriendly (i had a housevisit with a lovely intern from Amerika and one of the owners i think) but, in the end the only thing this company thinking about is money. Welcome in the real world...yes, i know, but company’s like this truly breaking down the whole housemarket with raising up the prices up so high. You can write or tell any story what you want to them but unfortanatly it’s just all about money in stead of getting a bit personally involved. For example, there was zero response when it came on to responding my email. For me things like that really count, when i speak about being human and not seeing everything in numbers. And the biggest thing for me was that they let you think they are super personal but in the end you are just a bloody number. The market is crazy in Barcelona at the moment because of these company’s. Also
Excellent service, Laura was very helpful. Laura is very kind, and professional. Laura made an effort to show me the property and answered all questions. Thank you Laura.
Good communication with a very friendly and professional service. Highly recommended with quality properties well presented.
Really professional, very kind people and also very caring with the customer: a must if you are looking for a house!

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
