Editorial context
Working with a provider in Barcelona – what matters
Anyone engaging a real estate agent in Barcelona should first establish which type of accommodation and rental period suits their stay. This distinction is particularly relevant to ShBarcelona because its website lists short-term, long-term and holiday rentals separately. The supplied listings page describes temporary stays of 32 days to eleven months, but individual properties have shorter availability windows, minimum rental periods or company-only restrictions. The suitability of a particular listing should therefore be confirmed before making a reservation.
The advertised monthly rent alone is not enough to compare costs. Prospective tenants should request written details of any additional charges, utility costs, deposits and applicable agency or service fees. Payment deadlines, cancellation terms, move-out procedures and deposit settlement also warrant clarification. These are general checks; the supplied sources do not establish the specific conditions.
Property selection should include checking location, actual equipment, condition and availability. Features such as lifts or terraces appear in individual listings but do not apply across the portfolio. For properties outside Barcelona, checking daily travel routes is also advisable.
Before signing, clarify who handles the handover, repair reports and urgent complaints. A documented condition report and written allocation of responsibilities can help prevent misunderstandings. For purchase mediation or renovation services, request a separate description of the scope of work. These points provide general guidance rather than individual legal advice.

Selected reviews on Google
The supplied Google data records 4 out of 5 from 1,365 reviews. Recurring positive themes in the provided selection include prompt replies, personal support and an organised rental process. Several positive reviewers single out Adrià Rodríguez Comamala. Individual reviews also describe helpful support during a stay and a quickly completed repair. One critical review, however, reports an alleged bedbug infestation and what the reviewers considered inadequate assistance in finding alternative accommodation; it also criticises being referred to Booking.com. These are selected subjective accounts, not a complete picture of all reviews.
I had a very positive experience with this apartment agency. The process was smooth, efficient, and well organized from start to finish. A special mention goes to Adrià Rodríguez Comamala, who is extremely friendly, very responsive, and impressively fast. I reached out during a difficult situation and needed to find an apartment urgently. I had also contacted two other local agencies, but they were not nearly as quick or responsive. Thanks to his efficiency and support, I was able to secure an apartment the very next day. Fernando Mota has also been helpful in answering my questions and resolving any issues in the apartment. I truly appreciate the support and would definitely recommend this agency to anyone looking for reliable and efficient service.
We had a horrible experience with SH Barcelona. We rented an apartment through Booking.com, and after a few days we discovered bedbugs in the children’s bedroom! We contacted SH Barcelona immediately. At first, they told us that someone would come to clean the apartment — which obviously would not solve a bedbug infestation. Bedbugs are extremely difficult to get rid of and they spread easily. Were they try to play on the fact we had never experienced anything like this before? We asked to be urgently moved to another apartment, but they told us they could not help us and that we should contact Booking.com instead. We did so, but ultimately we were left with no choice but to find another apartment ourselves at a very high price because of the short notice. The most shocking is the complete lack of responsibility towards their guests. How can they rent out an apartment with a bedbug inf
Adriá Rodriguez Comamala was outstanding! His service was exemplary, and SHBarcelona is very fortunate to have him. He immediately understood exactly what I was looking for and consistently responded to my questions and requests promptly. Throughout the entire process, Adriá was exceptionally polite, persistent, and knowledgeable. He was attentive, professional, and genuinely committed to finding the right apartment for me. I couldn’t have asked for a better agent and would highly recommend him to anyone looking for an apartment in Barcelona.
To be honest, I was a bit concerned at first about renting in Barcelona — as a foreigner, you sometimes expect that something might go wrong 🙂 In the end, I lived here for almost a year (El Born, Carrer de Flassaders), managed by Joel and Valentí, and the experience was very positive. The apartment is fully equipped, everything is well thought out and comfortable for long-term living — I felt at home from day one 🏡 Of course, “something” did happen — the boiler broke. But this is where I was genuinely impressed: when they said “mañana”, it actually meant tomorrow — everything was fixed quickly and with good quality the very next day. Overall, a very clear, organized and professional approach (in a good “German-style” way). I’m moving out today and confident that the final steps will be handled just as smoothly. Highly recommended!
I had a really great experience with Adria! I had only been in Barcelona for about two weeks and, because of the current rental laws, finding an apartment was incredibly difficult and stressful. Adria was very professional, patient and warm, and really helped calm me down when I was feeling completely overwhelmed. Thanks to his help, I’ve now moved into an apartment that I’m very happy with. Really appreciate his help

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
