What to look for in Milano

With agents in Milano, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Milano – what matters

When choosing an estate agent in Milan, first establish whether its activities match the property type, location and transaction you have in mind. Rotondaro describes a focus on high-end residential sales and rentals, as well as office lettings. Prospective clients should therefore ask about comparable properties in their preferred neighbourhood and the scope of assistance available. A listing or search category alone does not establish current availability.

For an apartment, villa or loft search, a written brief covering budget, space requirements, intended move-in date and desired features can help clarify expectations. Office enquiries should also address intended use and layout requirements. In the premium segment, it is sensible to assess location, condition, fittings and ongoing costs separately rather than relying on a luxury label.

Before appointing an agent, request clear written information about commission, potential additional charges, the appointment period and included services. For rentals, clarify responsibility for handover records and communication with the landlord. One supplied review criticises assistance during a deposit dispute. This does not establish a general pattern, but it makes post-contract support a useful topic to discuss explicitly. Clients who need English-language communication should confirm its availability for viewings and contract-related discussions beforehand. These points provide general guidance rather than legal advice.

Across the selected reviews, recurring positive themes include professionalism, availability, communication and assistance with finding a property. One reviewer highlights communication in Italian and English, while another describes a well-organised search for a long-term rental. A critical review reports what the tenant considered insufficient support during a dispute with the landlord over the return of a deposit and overpaid rent. This is an individual account, not an independently established finding. This summary covers only the supplied selection and does not represent all reviews.

Extremely unpleasant and sad experience. We rented at Via Giosuè Carducci 18 for four and a half years, and were excellent trouble-free tenants, and then, when the landlady - an extremely difficult, unpleasant and lazy person, who should never be allowed to take on the important responsibility of being a landlord or landlady - tried to make all sorts of excuses to not repay our (substantial - almost €30k including overpaid rent) deposit, we received very little serious support from Rotondaro. Of course, even though we were the ones to pay the agency fee, the loyalty is with the landlady, as that is who gives them the business, even if they are clearly in the wrong. At the hand-over, we even tried to document the obligation to return the deposit in the ‘verbale di riconsegna’, which, even if not standard procedure, would have given us just a little more help and clarity in recovering our

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
