What to look for in Dubai
With agents in Dubai, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.
Editorial note for orientation – not legal or investment advice.
How the first contact works
- 1
Describe your goal: selling, letting or buying, property type and timeframe.
- 2
The office replies with questions and a proposed appointment.
- 3
Viewing or valuation appointment on site.
- 4
Agree the agency contract and commission in writing before instructing.
Common questions before you enquire
Who pays the commission on a purchase in Germany?
When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.
Which documents should I prepare?

Is the first estimate free?
Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context
Working with a provider in Dubai – what matters
When appointing a real estate agent in Dubai, first establish whether the assignment concerns buying, selling, renting, letting or ongoing management. Roots Land lists all of these areas. Prospective clients should therefore clarify in writing which tasks the specific appointment covers, who is responsible and which services carry separate charges. The company's licensing and the individual agent's registration should be checked before proceeding.
For owners, the proposed valuation, marketing channels and feedback on viewings are useful comparison points. A free valuation guide should not automatically be treated as a formal valuation report without clarification. Commission, potential additional charges and any exclusive appointment terms also need to be discussed.
Residential and commercial properties differ in their uses, running costs and practical requirements. For off-plan opportunities, review the project status, payment schedule and supporting documents. With Roots Land's advertised conveyancing and inspection services, establish which checks are included and who performs them.
For lettings and property management, responsibilities should be defined for handover, documenting defects, Ejari procedures, tenancy termination and deposit handling. The supplied reviews make these boundaries a relevant discussion topic, without supporting a general conclusion about every assignment. These points provide general orientation and do not replace an individual legal review.

Selected reviews on Google
The supplied Google data lists a rating of 4.6 out of 5 from 298 reviews. The provided selection should not be treated as the full review record. Positive accounts describe professional, structured viewing and contracting processes, as well as a prompt Ejari cancellation handled entirely remotely while the client was abroad. Several critical accounts concern communication, transparency and support after signing. Two reviews focus specifically on the end of a tenancy or difficulties obtaining a deposit refund. One describes a refund remaining outstanding despite repeated assurances. These statements reflect the reviewers' personal experiences.
Absolutely professional from start till the end. Well defined processes so going through the journey and viewing the villa, questions, contract payments etc it felt safe and right all the way. A big thank you to Leila who was driving it with me. I warmly recommend working with them.
I had a contract signed with them, the whole process was very smooth and I just had to visit their office once, which seemed very professional, but when it was time to end the contract l, my agent Lailah totally refused to provide any service regarding the end of contract signing or to help with the retrieval of house deposit. After avoiding several calls, she finally answered 1 day and told me she cant do anything regarding this and I was to contact the landlord directly. I think the agency who contracts ur lease, should be responsible to see it ends in the effective and efficient manner and that all the procedures should be completed l, just as they do so at the start of the contract. Highly disappointed because of the way this was handled. So be very cautious.
My experience with Roots Land Real Estate was disappointing. I found the level of professionalism, communication, and transparency to be below my expectations. Based on my personal experience, I would not recommend this company. I hope they improve how they communicate and deal with the people who work with them.
Vacate settlement for my apartment was completed in November 2025, and the agency confirmed multiple times in writing that my AED 8,500 security deposit would be refunded. More than 5 months later, the refund is still pending despite repeated follow-ups and several assurances that the payment is “being processed”. Communication has been polite, but no clear payment date or transfer confirmation has been provided so far. I hope the matter will finally be resolved professionally and without further escalation.
Michelle at Roots Land handled an Ejari cancellation for me quickly and professionally, all remotely while I was overseas. Excellent service, highly recommend.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
