What to look for in Calgary

With agents in Calgary, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Calgary – what matters

When appointing a real estate agent to sell a residential property in Calgary, start by asking how the proposed listing price is determined. Comparable sales, competing listings, and the property's condition and location are useful discussion points. Since the supplied reviews of Reeves & Associates Real Estate mention pricing assessments and adjustments during marketing, ask when the strategy would be reviewed and what evidence would support any proposed changes.

Property preparation also deserves a detailed discussion. Which presentation measures are recommended, who arranges them, and what additional costs might arise? The reviews mention help with preparation and staging, but do not establish what was included in each client's agreement. For a condominium sale, clarify early which property-related documents will be needed for marketing.

A sale tied to a fixed moving date calls for a realistic schedule and clear responsibilities. Prospective clients should ask about the frequency of updates, arrangements for viewings and coordination of the possession date. Previous customers' reports of early offers or timely sales do not guarantee the same outcome for another property.

Before appointing an agent, make sure the service scope, fees, potential additional costs and agreement duration are clearly documented. It is also sensible to identify the person responsible for the transaction and verify their current licensing through the relevant authority in Alberta. These are general considerations, not legal advice.

As a Founder, my time is my most constrained resource. I’m ruthlessly efficient and I expect the same from anyone I work with. From day one, Erin delivered. It was a complicated sale as was selling my Calgary home to relocate to London, UK. Erin was highly organized, detail-oriented, and deeply thoughtful in how she marketed my condo. Not generic, but strategically positioned for the realities of a tough Calgary market. Every decision had intent behind it and she did an incredible 360 execution that really showed off the beauty and lifestyle of the property. She brought discipline to the negotiation, structured, assertive, and grounded in result/ while navigating a difficult buyer in a difficult economic market. What stood out most was her responsiveness and client-first mindset. Communication was fast, clear, and proactive, which matters when you don’t have time to chase updates or

I couldn’t be happier with the experience I had working with Erin and her team. From the very first meeting to the closing day they help me navigate with ease the process of selling my home. Their strategy worked beautifully, I had multiple showings right away and received an offer within days! If you are thinking selling your home, I highly recommend Erin and her team.

Excellent experience. We had to sell a home on a tight timeline and were given advice and help that enabled us to prep and stage and get to market on schedule. Market adjustment was proactive and as a result we sold on time and could line up possession transfer with our move nearly seamlessly. Very happy with communication and response times.

Cristina Emerson recently sold my home in Cranston she came to my house and talked to me about the market in Calgary and what I would realistically get for my place. She was very professional, kind and assessed the value of my place and it SOLD. I got what I wanted for my place because of Christina's hard work, I would highly recommend her and her team to sell your home. I was kept in the loop and was given constant updates. If you want your home sold this is the lady to do it for you.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
