Editorial context
Working with a provider in Double Bay – what matters
When choosing a real estate agent in Double Bay, first establish which service is needed: sales, leasing, ongoing management, project marketing or assistance with financing. Ray White Double Bay lists several of these areas under one roof. Clients should therefore identify the relevant business unit and their specific point of contact before proceeding.
For a sale, ask for relevant comparable properties and an explanation of the proposed pricing strategy. Since the website shows both sale listings and auctions, prospective clients should ask which marketing approach is proposed for their property. A free appraisal does not replace clarification of commission, advertising costs, service scope and the intended timetable. For prestige properties or project marketing, relevant examples of previous work are more useful than general claims about market knowledge.
Landlords should examine the processes for tenant screening, vacancies, maintenance and reporting. The provider describes dedicated property managers and round-the-clock access to tradespeople. Clarify how staff cover is arranged, who authorises repairs and which additional charges may apply. Tenants can ask about application documents, inspection appointments and how to report maintenance issues.
Anyone also considering finance services should check responsibilities, terms and any separate agreements with Loan Market Double Bay. Google reviews can offer supplementary insights into communication and service. However, the supplied selection mainly concerns leasing and management and should not automatically be treated as evidence about every business area.

I've been renting on and off for about 20 year and Margie Hawker is by far the best rental agent I have ever encountered. Friendly, efficient and caring. She always got back to us with hours of any request but the thing I remember most is how assuring she was to us at the beginning with our application. I think it was right before legislation passed in NSW about pets in rentals and she was very quick to assure two anxious applicants that having a cat would be okay. It's these small humanistic things that make her the best. We'll miss you Margie.
Nicole Beckett has been an outstanding property manager. She is incredibly professional, responsive, and proactive in handling everything related to the property. Communication is always clear and timely, and she consistently goes above and beyond to ensure things run smoothly. Nicole is organised, knowledgeable, and genuinely cares about achieving the best outcome for her clients. It gives me great peace of mind knowing the property is in such capable hands. I highly recommend Nicole to anyone looking for a reliable and professional property manager.
I reached out to Nicole through another Real Estate and quality agent, Josh McCrae who sold us the property a good few years back. We were not disappointed. Nicoles attention to detail, due diligence and professionalism is a testament to Ray White Double Bay, who give the best service and employ the best. I’d give 6 stars or more if it was possible. With something as precious as renting out our family home, I have always felt in great hands. The people you are dealing with are professional, which is something that is rare these days. Thanks, Nicole. Very much appreciated. The Aylward’s.
I was a tenant with Margie Hawker for almost 9 years and I truly couldn’t have asked for a better property manager. Margie has always been kind and incredibly responsive. Any issues were handled quickly, and communication was always clear and respectful. I’m grateful for the care and professionalism she showed over the years. Anyone would be lucky to have Margie managing their property :)
Very positive experience renting through Ray White Double Bay. Julie Feller and the team have been great to deal with - always professional, responsive, and easy to communicate with. We've had a stress free tenancy, any work orders were dealt with fairly and immediately. Cheers again to Julie, Mikayla, and the Ray White Double Bay team for making our tenancy such an easy and pleasant one. We’d happily rent through them again and would recommend them to other tenants.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
