What to look for in Dublin

With agents in Dublin, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Dublin – what matters

When choosing an estate agent for Dublin 6W, first establish what support is needed: selling, buying or letting. Ray Cooke names these activities in its website title, but the supplied extract does not explain what each service includes or who would handle an instruction. Prospective clients should therefore clarify the scope of work, fees and potential additional charges in writing before proceeding.

For a sale, useful questions concern experience with comparable properties in Dublin 6W and the reasoning behind a proposed asking price. Marketing channels, viewing arrangements and the frequency of progress updates should also be discussed. As one review mentions photography and video work, sellers can ask whether these are proposed for their property and whether they carry separate charges.

Buyers can clarify how viewings are arranged and how questions about a property are passed on. The introduction to Ray Cooke Mortgages described in one review should not be treated as a financing commitment; responsibilities and conditions need separate confirmation. For a letting instruction, distinguish between finding a tenant and any ongoing management service, since the latter is not established by these sources.

The Google rating can provide additional context. However, the supplied reviews are only a selection and cannot replace a direct discussion or comparison of specific service proposals.

I highly recommend Ross and Cormac at Ray Cooke. From start to finish, they were professional, approachable, and always available to answer any questions. They made the sale of my apartment as smooth and successful as it could be, and I always felt supported throughout the process. I truly appreciated their hard work, dedication, excellent communication, and guidance throughout. It genuinely felt like a team effort, and I always knew I was in safe hands. A huge thank you to both of you, Ross and Cormac, for all your hard work and support. I am incredibly grateful for your dedication and professionalism throughout the process. It was an absolute pleasure working with you both, and I truly appreciate all your help 😊

Dealt with James Bould when selling my home through Ray Cooke recently. Couldn't praise James enough for his professionalism from start to finish. Day or night James was always available and willing to answer any question we had (which was very little as he left no stone unturned and we knew where we stood from start to finish). Absolute pleasure to deal with and is a great asset to Ray Cooke and would highly recommend him and Ray Cooke Autioneers to anybody who is thinking about selling their property. Best in the business

Huge thank you to Cormac from Ray Cooke Auctioneers. Made the whole buying process very seamless for me. Cormac was very accommodating to me for viewings. Always available if I had any questions. Cormac also linked me up with Fiona from Ray Cooke Mortgages which saved me a lot of time, stress and money. Thank you to all for making my first time buying experience so positive.

Couldn’t recommend Ray Cooke Auctioneers highly enough. From start to finish, the whole experience was very well handled. From the beginning, dealing with Ross was excellent. He was very helpful, direct and straightforward, which I really appreciated. He explained everything clearly and honestly, and I always felt I knew exactly where things stood. It made the early stages of the process feel well organised. Working with Abby was an absolute pleasure. She is a very kind and natural person to deal with, and she organised the photographers and video work for the apartments being sold. Everything felt authentic and professionally done, and she made that part of the process completely stress-free. Finally, dealing with the sale of the property alongside Cormac was fantastic. He was transparent, professional, and genuinely easy to deal with throughout. Always helpful, approachable and reassu

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
