Editorial context
Working with a provider in Rathcoole – what matters
When choosing an estate agent in Rathcoole, first clarify the task involved: selling a property, arranging a letting or providing support in connection with a purchase. These areas appear in Ray Cooke’s website title, but this does not establish a complete service list for the individual office. Prospective clients should therefore ask about experience with comparable properties in Rathcoole and the precise area covered.
For a sale, useful discussion points include a clear explanation of the proposed asking price, an agreed marketing approach and responsibility for arranging viewings. For a letting, clarify whether the instruction covers finding a tenant only or includes further tasks. Ongoing property management is not established by the supplied sources and should not be assumed.
As the reviews provided particularly emphasise communication, it is worth agreeing on a main contact, usual response times and the frequency of progress updates. Buyers should also ask how additional viewings are arranged and what support they can expect during the subsequent process.
Before appointing an agent, request a written outline of services, fees, potential additional costs and the duration of the agreement. Google reviews can provide supplementary information, but should be considered alongside a direct conversation and the specific proposal. The exclusively positive selection supplied here does not necessarily represent the full range of client experiences.

We had a really great experience with Ray Cooke Estate Agents, especially Abby. We were the buyers of the house, and she made the whole process so much easier for us. She was always checking in, keeping us updated, and was super quick to come back to us with any questions. Nothing ever felt like too much trouble, and she was just so helpful the whole way through. Buying a house can be stressful, but Abby really helped take a lot of that stress away. She was friendly, approachable, and just genuinely great to deal with. We’d definitely recommend her and the team at Ray Cooke!
Abby was excellent to deal with during the sale of our house. She was professional, friendly and very helpful throughout the process, with clear communication and regular updates along the way. Everything was handled smoothly and efficiently, which made the sale much less stressful for us. We really appreciated Abby’s support and would be very happy to recommend her.
I recently completed the purchase of my new home through Ray Cooke Estate Agents, with Jamie as my agent. Jamie's exceptional dedication and constant availability to address questions and arrange additional viewings were truly remarkable. The entire process, from reaching a sale agreement to settling into our new home, unfolded seamlessly in under three months. Jamie's professionalism and support were invaluable, making this experience a positive and efficient one.
We had the amazing pleasure of working with Abby Shaw, who was absolutely fantastic! She was very calming during a quite stressful situation. Even if messaged after-hours, she still replied. Amazing service and would highly recommend Ray Cooke and Abby especially for your housing needs!
I can't recommend Ray Cooke enough. Buying a house in Dublin’s crazy market is stressful, but their team made a huge difference. Whenever we ran into problems, they handled them immediately and kept us informed with quick answers. We are so glad we chose them to help us buy our home!

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
