What to look for in Taringa

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Taringa – what matters

When appointing a real estate agent in Taringa, it is useful to distinguish between property sales, letting and ongoing property management. For Plum Property, the available reviews mainly concern support during tenancies. They do not establish which other agency services are available. Anyone seeking a sales appointment or an initial letting service should therefore confirm the scope directly.

Owners comparing property managers should request a written breakdown of responsibilities and costs. Useful questions concern who handles tenant enquiries, how reported defects are processed, how repairs are authorised and how owners receive updates. These are points to check in a proposal, not services confirmed for Plum Property by the supplied sources. Cover arrangements when a regular contact is absent and the recording of important agreements are also worth discussing.

For prospective and existing tenants, clear points of contact and communication procedures matter. As several selected reviews emphasise personal attention and prompt responses, applicants may wish to ask how routine requests are handled and who deals with urgent concerns.

The overall Google rating can provide a reference point, but should not determine the decision on its own. The supplied selection contains only positive reviews and does not necessarily represent every client experience. Comparing specific proposals and clarifying unanswered questions directly is therefore more useful than relying on individual expressions of praise.

Ive had a pleasant experience working with Gina- she is no doubt the kindest and most professional. She is always friendly, patient and she wants to make the process smooth and stress-free as possible. We’ve had some issues with our tenants, and she was always responsive and helpful which made us feel we were alone fighting. She’s very knowledgeable as well. I would recommend Plum Property to all my friends!

Georgia has been my property manager throughout my 2 year tenancy and she's been absolutely fabulous! She's all over it and so easy to communicate with. Anytime we have any issues or questions she's so fast to respond and I can't recommend her enough. Previously rented through a big real estate company and the difference with Plum is night and day. It's so nice to be treated like a human and know that there's a real person willing to help within reach if anything goes awry. Plum is the way to go!

We had such a fantastic experience with Georgia from Plum Property! Moving to Brisbane was a big transition for us, but Georgia made the entire process so easy and stress-free. She was incredibly helpful, responsive and friendly throughout, always keeping us informed and going above and beyond to make sure everything went smoothly. We love where we live and Georgia continues to make our tenancy stress-free and easy. We couldn’t recommend Georgia and the team at Plum Property highly enough!

I have been renting in the western suburbs/inner west for over ten years. In that time, Plum Property has definitely been one of the best real estate agencies I've dealt with as a tenant. They are respectful and helpful. My property manager is Georgia Hoffmann and she's always been friendly and helpful. I hope Plum Property continues to hire PMs like her - looking after the landlord's interests but not at the expense of the tenant's rights.

After several negative experiences with other property management agencies, finding the team at Plum Property has been a refreshing change. From the very beginning, Zoe Balfour has taken excellent care of us and has been an absolute pleasure to work with. Her attention to detail and genuine care are second to none. I highly recommend Zoe and the team at Plum Property to anyone looking for professional and reliable property management services.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
