What to look for in Chicago

With agents in Chicago, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Chicago – what matters

When choosing a real estate agent in Chicago, first clarify the service required: finding a rental apartment, assistance with buying or selling a home, or ongoing property management. These areas appear in the supplied reviews of Pioneer Realty Group, but each requires different arrangements. Experiences with an apartment search should not automatically be taken as evidence of property management quality.

For prospective tenants, useful starting points include a defined budget, preferred neighborhoods, a move-in date, and specific housing requirements. Before engaging an agent, clarify the scope of the search, any costs, viewing arrangements, and the designated contact person. For a work-related relocation, also discuss remote coordination and whether viewings can be grouped into a limited visit.

Buyers and sellers should ask about comparable assignments, the proposed process, compensation, and communication throughout the transaction. For first-time buyers in particular, documents and next steps should be explained clearly.

Where property management is involved, discuss responsibilities, repair reporting, response channels, and the digital systems used. The critical review provides topics to ask about, rather than proof of conditions across the business. Google reviews offer supplementary guidance: relevant, recent accounts and clear agreements for the specific assignment are more useful than relying on the overall score alone.

Positive accounts concern rental apartment searches, a work-related move to Chicago, and home purchases and sales. Guidance for a first-time buyer and attention to individual search requirements receive particular praise. Liz Hidalgo was amazing to work with throughout our apartment search. She was professional, responsive, and made the whole process smooth and stress-free. She really listened to what we were looking for and helped us find a great apartment. Highly recommend working with Liz if you’re looking for a new place!

Helen was excellent to work with. She was kind and communicative, and really did a great job of helping us understand every aspect of the home buying and home selling process. Would absolutely work with her again.

Quite poor, I would avoid, specially Sean Flynn. Unable to manager their properties in a consistent manner. Running on very old management software technology that is a nightmare to use. Often sub down to the lowest level of contractor to actually manager the property, and those "employees" just yell at you and don't enjoy doing any of the work properly. Again, if you are looking for a rental option in Chicago, I would look elsewhere. Unless you are exclusively working with Helen Bailey. She is awesome!

I highly recommend Helen Bailey with Pioneer Realty Group. Helen made my first-time home purchase so fun, memorable and, all around, the best possible experience I could ever hope for. I wouldn’t go with anyone else. She was always in my corner and always knew exactly what to do to make sure everything was stress-free and taken care of. Those are the kinds of qualities you want in your realtor. Someone who knows which questions you don’t know to ask, leaves no stone unturned, and someone who advocates what you’re looking for with perfect timing. Thank you so much, Helen! 😊

I recently worked with Matt Byrne when relocating to Chicago for work, and I cannot recommend him enough. Matt was extremely knowledgeable able the area and was able to provide great recommendations. Matt also went above and beyond to make sure I found the perfect apartment. He is an excellent communicator, always prompt with responses, professional, friendly, and reliable. He was such a delight to work with and I will certainly recommend him for your apartment / home search!

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
