Editorial context
Working with a provider in Genève – what matters
Anyone appointing a real estate agent or property manager in Geneva should first define the scope of work required. With a provider such as Pilet & Renaud, whose website covers sales, rental listings, management, development and renovation, it is particularly useful to establish which team would handle the assignment. Selling a property involves different requirements from managing a rental building or a condominium association.
For a sales mandate, discuss the basis of the proposed asking price, marketing activities, progress reporting and fees in advance. For commercial or industrial premises, ask about experience with comparable properties and the intended use. The website identifies these property categories as part of the company's activities, but this does not replace an assessment of the individual assignment.
For management mandates, useful comparison points include designated contacts, technical oversight, financial reporting and the handling of tenant requests. Since Pilet & Renaud offers digital access areas, prospective clients can ask which documents are available, who receives access and how repair requests are submitted. Condominium owners should also discuss decision-making procedures and coordination with the manager.
Prospective tenants can clarify appointment confirmation, application documents and the allocation process before a viewing. Online reviews provide supplementary accounts of individual experiences, but should not be the sole basis for a decision. A written scope of services and clearly stated costs make it easier to compare providers.

I love this real estate management company! Ms Dumonthay went out of her way to help us get approval for our application. She was fantastic and we will be forever grateful for her support and this regie’s professional conduct.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
