I would strongly advise others to AVOID dealing with this agent. We were provided with incorrect information about a property, which resulted in us unnecessarily driving 40 minutes to attend a viewing with our small child. Upon arrival, it became clear that the agent had failed to properly verify the details beforehand, wasting not only our time but also that of the property security staff and other parties involved. We were instructed by the agent to attend for the viewing before 8pm, and upon arrival the EMMAR security informed us that according to their own security policy the agent should be present with client and any viewings must be carried before 6pm. They informed us the agents are aware of this policy. What made the situation even worse was the agent's behaviour. After the agent gets the deal - you’ll have to deal with all the problems yourself. I’ve had issues with my apartment and I’ve called them multiple times. They just simply don’t care after the transaction goes through. It seems it’s also common for them not to conduct proper snagging reports because they sell bulk units from investors. Choose another, if you can.
Muhammad Umar Arshad of Patriot Real Estate rented an overpriced villa to us as a newbie in the country and tricked us into paying deposit for a furnished villa even though we said we had our own furnishings. As he was so desperate to close deal, he agreed to a store away of the furnitures and we paid rent and deposit in full with the assurance our full deposit will be returned. A year later, we moved out and literally chased him for over 3months since he's the landlord's representative in the UAE. They eventually paid a fraction and when asked for the huge part left, Umar came up with a list of maintenance meant for house owner according to the law. Horrible and fraudulent experience. Customer service was so poor, he's so desperate to close deals and then doesn't care about you once he gets his fees. Stay far away from using this agent.
