Editorial context
Working with a provider in Saint-Gilles – what matters
Before appointing a real estate agent in Saint-Gilles, clients should establish whether they need a sale, a letting, ongoing rental management or help with a purchase. Nesting Realty explicitly lists these areas alongside investment advice and coaching for owners selling independently. Given its stated focus on Brussels and the surrounding area, asking about experience with the specific neighbourhood and property type is useful.
For a sales instruction, owners should understand which comparable properties and characteristics underpin the valuation. They should also confirm which marketing activities are included in the agreed scope. The website mentions virtual staging, photographs, drone videos and plans, but this does not establish that every measure is included in every instruction.
For lettings and rental management, responsibilities should be clearly allocated: who arranges viewings, handles applications, monitors rent payments and communicates during the tenancy? Prospective tenants should also seek confirmation of the availability date and clear information about the application process.
Buyers and investors should explain whether they need help finding a property or assessing one already identified. Owners considering sales coaching should clarify which tasks they will handle themselves. Fees, potential additional costs, the duration of the instruction and reporting arrangements should be recorded in writing. Online reviews can provide supplementary perspectives, but they do not replace checking the specific service proposal.

The reviewer questions that explanation, but their suspicion of other reasons is not substantiated by the supplied sources. This summary covers a selection rather than all reviews.
We found our absolute dream apartment with Nesting Agency and Karolina, and it truly was love at first sight from the very first viewing! The apartment was exactly what we had been hoping and looking for, and we immediately knew it was the right place for us. The entire process was incredibly smooth, professional and pleasant from beginning to end. Everything went very efficiently, without any delays, complications or unpleasant surprises. Communication was clear and transparent throughout, which made the whole experience feel very easy and stress-free. Karolina was fantastic to work with. She was always very responsive, flexible and helpful whenever we had questions or needed clarification. We really appreciated how reliable and supportive she was during the whole process. Overall, we could not have wished for a better experience. Everything was handled perfectly from start to finish
Excellent collaboration, our agent Zoe has been very reactive and helpful through the whole process.
Top notch Brussels-based real estate agency. Super-responsive, honest, helpful and clear. Also perfect English. I highly recommend Sacha and his Team. I will be keeping in touch for future property management and searches.
I recently viewed a property listed by Nesting-Realty during my search for a rental. The visit went smoothly and the apartment was already empty as the current tenants were in the process of moving out. The agent who showed us the property was friendly, however after submitting my application, I received a response stating that the current tenants had decided to extend their stay for a couple of months, even though the apartment was empty. I can't help but suspect that there may have been other factors at play in their decision, unrelated to my application.
Zoe helped us to find an appartment while we were in Spain, the process was perfect she guided us in all the steps. Easy and trustable. Don’t hesitate in choose Nesting.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
