Editorial context
Working with a provider in Petit-Lancy – what matters
When choosing a real estate agent in Petit-Lancy, first establish whether the assignment concerns finding a rental home, selling a property or ongoing property management. These tasks involve different processes and contacts. Since the supplied Naef website describes group-wide services, it is particularly important to check which tasks the local office handles itself and when other specialist departments become involved.
For a sale, it is useful to discuss the basis of the valuation, the comparable properties considered and the proposed marketing approach. An initial online estimate provides an indication; subsequent pricing discussions should take account of the property's condition, location and individual characteristics. The scope of services, fees, potential additional costs and reporting arrangements should also be clearly documented in advance.
For lettings and management, clear responsibilities matter: who processes applications, arranges viewings or coordinates a change of tenant? Owners should also clarify which administrative, technical, financial and energy-related tasks are included and how approval for works is obtained. For condominium properties, the scope of administration warrants a separate discussion.
The digital client portals mentioned on the website provide a reason to ask which documents and progress updates are available through them. It is also advisable to discuss availability, staff cover and communication channels. Reviews can offer insight into individual customers' experiences, but they do not replace an examination of the specific proposal and agreed responsibilities.

Naef is unfortunately a story of “night and day” depending on who you deal with. When Lauraline was handling our case, everything went smoothly — she was professional, responsive, and genuinely helpful. The moment she went on leave, everything started falling apart. We are in the process of leaving our apartment, and this should have been handled in an organized way. Instead, a person X (not to hurt her), who took over, has made it a nightmare. She doesn’t look at the history of the file, gives careless comments, and creates unnecessary problems instead of solving them. It feels like she has no idea what

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
