What to look for in Berlin

With agents in Berlin, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Berlin – what matters

When choosing a real estate agent in Berlin, the first step is to establish whether the provider’s focus matches the task. Müller Merkle Immobilien specifically documents initial lettings for larger new residential developments and the letting of existing properties. Owners of such properties should therefore clarify which stages, from market analysis to tenant placement, are included in the proposed assignment.

Before commissioning an agent, it is advisable to record the scope of services, fees, responsibilities and reporting intervals in writing. For project-based lettings, the assumptions about target tenants, rental levels and the marketing timetable should also be explained clearly. Reference projects can provide context, but their size or location alone does not establish that results can be replicated elsewhere. For new developments, it is also useful to coordinate the start of marketing, opportunities for viewings and the planned move-in date.

Prospective tenants using a digital application process should ask early about required documents, subsequent steps and expected updates. Before submitting personal information, they should review the privacy information and the intended submission channel. Rent, additional costs, specifications and availability should also be checked against the individual listing.

The supplied reviews mention straightforward appointment booking and friendly assistance, as well as instances of missing updates. Clear arrangements about contact persons and communication channels are therefore particularly useful. Reviews can inform an assessment, but do not replace checking the details independently.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
