Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Which documents should I prepare?

Editorial context

Working with a provider in Genève – what matters

When choosing a real estate agent in Geneva, first establish whether the assignment concerns a sale, letting, valuation or ongoing management. Moser Vernet & Cie covers several of these areas according to its website. It is therefore useful to record the precise scope of services, designated contact and remuneration in writing before proceeding. The website mentions results-based remuneration for valuation and sales services; the conditions and scope should be clarified for the individual mandate.

For owners of residential, commercial or mixed-use buildings, relevant questions include the division between administrative and technical management, reporting arrangements and coordination of maintenance work. For individual units and condominium ownership, clarify which services the mandate includes and how shared building matters are handled. Access to owner information also merits attention: Moser Vernet publishes instructions for an online owner account.

Prospective tenants should check the viewing instructions for the specific property and the required application documents. The company requires a viewing before an application and refers applicants for subsidised housing to specific eligibility criteria. It lists charges, or provides fee schedules, for certain requests during a tenancy.

As the supplied reviews describe differing experiences with accessibility and support, it is worth asking about contact channels, responsibilities and procedures for technical problems. These points provide practical guidance rather than an assessment of individual contractual or legal questions.

Acun service de la regie on dois tous faire soi meme. Je deconseille de cette régie. No Service you have to do all yourself they dont help you. I dont recommend this agency. Very bad. In my opinion they are cheaters. They dont say the truth and if you call them they never answee or the responsable person is not avaible. Sehr schlechte Verwaltung.

Pauline Vaisse · vor 4 Monaten · Review on Google

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
