What to look for in Sydney

With agents in Sydney, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Sydney – what matters

When choosing a real estate agent in Sydney, prospective clients should first distinguish between selling, finding a tenant and ongoing property management. These tasks involve different arrangements and processes. The supplied Google reviews for Morton – Sydney City mainly concern letting, while the general website also describes sales listings and broader management services. Clients should therefore establish which responsibilities the relevant team will take on for their particular property.

Rental property owners should ask how rental recommendations are developed, which marketing activities are planned, and how inspections and applicant checks are organised. Morton’s listed employment, financial and rental reference checks provide useful points for discussion. Clear arrangements for rent collection, outgoings, maintenance and routine inspections are equally important. For digital portals, owners should establish which reports and documents they can access and how urgent issues are handled outside the portal.

Before appointing an agent, fees, potential additional costs, responsibilities and reporting intervals should be recorded in writing. Where a service guarantee is advertised, its precise scope, conditions and remedies should be examined; the title alone does not explain the terms.

For prospective tenants, clear information about viewing appointments, required application documents and the next steps is useful. Google reviews can provide additional indications of communication and organisation. However, a selection consisting entirely of positive accounts neither represents all customer opinions nor guarantees a particular letting or sales outcome.

I highly recommend Morton -Sydney City to manage any investment property you may have. Alexander did a wonderful job in marketing and conducting showings for our investment property in Surry Hills. He kept me up to date via phone call, text and email after each inspection and he had a great feel for the market. He was able to achieve a higher than expected rental amount and I thoroughly recommend both he and Morton Sydney City.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
