Editorial context
Working with a provider in Berlin – what matters
When choosing an estate agent in Berlin, first establish which services the particular property requires. For the house and apartment sales described by McMakler, a transparent valuation, complete documentation and an agreed marketing strategy are particularly relevant. Owners should ask which comparable properties and property characteristics inform the recommended asking price. A digital estimate can provide initial guidance, but condition, specifications and the precise location should also be considered.
Since McMakler combines local agents with central valuation, marketing and customer service teams, responsibilities should be clarified. Before appointing the agent, agree on a main contact, the frequency of updates and how queries will be handled. It is equally important to establish which documents are already available and who will obtain any missing records. For sales brochures and property images, owners should clarify how factual accuracy is checked and publication approved.
For viewings and negotiations, discuss how prospective buyers are selected, how feedback is provided after appointments and how offers are handled. Ask about the scope and timing of the creditworthiness checks listed on the website. Responsibilities around the notary appointment and handover should also be clear. Fees, contract duration and potential additional costs should be discussed before signing. These points provide general guidance rather than legal advice.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
