Editorial context
Working with a provider in Annerley – what matters
When appointing a real estate agent in Annerley, first identify the service required. Sales, letting, ongoing rental management, property valuation and body corporate management involve different responsibilities. Matthews Real Estate lists all these services on its website. It is therefore useful to ask who would handle the assignment and what experience they have with comparable properties.
For a sale, ask the agent to explain the basis of the proposed price, the planned marketing activities and all associated costs. The free market appraisal offered by the business should not be treated as equivalent to its separate valuation service involving a Certified Practising Valuer. The appropriate option depends on the purpose of the assessment and should be clarified beforehand.
For landlords, useful comparison points include the precise management scope, reporting arrangements, repair procedures and coordination with tenants and tradespeople. Commercial property owners should ask specifically about their designated contact, as the team page lists a separate commercial property management role. Owners seeking body corporate management should discuss that service’s scope separately.
The selected Google reviews mainly provide insight into tenant support. They do not replace scrutiny of an individual proposal or comparison of the services included. A written breakdown of services and costs, together with clear arrangements for contacts, availability and regular updates, can help assess suitability. These are general selection considerations, not legal advice.

As a tenant I cannot recommend Matthew’s enough. We’ve been renting the apartment for 2 years (going on 3) and we’ve been very fortunate with our landlords + the team at Matthew’s. Rebecca is phenomenal at coordinating communication between us, the landlords and tradespeople and we don’t feel apprehensive about contacting her. Having rented for over 10 years I can say that our landlords + Matthew’s real estate have been the best we’ve experienced
I have had a really good experience with Tekura as our property manager at Matthews Real Estate. She is very professional, respectful and responsive. I am so glad that she is our property manager. She made our renting journey so smooth. She cleared every question we have timely. I would say Tekura is the best property manager and would highly recommend her to anyone.
I just wanted to say that Takura is an amazing real estate agent. My partner Semehar and I are really pleased with how she helped us find a rental property when we were struggling. She’s super supportive, professional, and always quick to respond. We honestly rate her 10/10. Her attention to detail and expertise gave us so much confidence throughout the process. I highly recommend her to anyone looking for a great real estate manager or agency. 🙏🙏🙏
I recently found Matthews Real Estate in February, and from the very beginning the experience has been exceptional. The viewing process, application process, and ongoing tenancy support have all been incredibly smooth, supportive, and professional. What has stood out most to me is that when you are moving and transitioning homes, you are not just dealing with one person — the whole team gets around you. That makes such a difference. A special thank you to Emma, Crystal, and Michelle, who have all been terrific. They are attentive, switched on, patient, clear, assertive, helpful, and incredibly responsive. No question has ever felt too small, and I have always felt genuinely supported. They have a way of handling property management and tenancy matters that makes you feel like your home is being cared for properly, not just processed. My experience has been a really positive one, and I
I honestly don’t think many people look forward to routine inspections, but Lindie Thomas makes the entire experience completely stress-free. She is such a genuinely lovely person, always kind, approachable, understanding, and incredibly helpful. She’s so easy to even just have a chat to. Lindie works so hard to make sure as tenants, that we feel comfortable and well accommodated, and nothing ever feels too much trouble for her. Her communication, professionalism, and caring nature really stand out, and it’s clear she truly values the people she works with. I can honestly say I don’t think I’ve ever had a property manager like her. She’s an absolute asset and deserves all the recognition for the amazing work she does.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
