What to look for in Montreal

With agents in Montreal, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Montreal – what matters

When choosing a real estate broker in Montreal, prospective clients should first establish who will handle their specific assignment and which tasks are included in the agreed scope. The supplied reviews of Mark-André Martel mention several contacts and cover purchases, sales and rentals, so it is worth identifying the person responsible for the relevant type of transaction. Fees, possible additional costs, communication arrangements and the duration of the engagement should also be discussed in advance.

For a condominium sale, useful questions concern document preparation, pricing and the marketing process. The reviews mention help with forms and the use of a property video. These accounts do not establish that the same services are included in every assignment. Examples involving comparable properties and a written description of the scope can help clarify expectations.

Buyers should ask how viewings are prepared and how independent specialists can be involved when a building needs assessment. This is particularly relevant to a duplex purchase or when buyers cannot attend in person. For estate sales and cross-province matters, the responsibilities of the broker, notary and other participants should be clarified early.

The Google rating provides an additional reference point, but it does not replace a direct conversation or checking current professional licensing. Individual reports of successful sales cannot reliably predict the price or marketing time of another property.

A huge thank you the whole team at Équipe Mark-Andre Martel. They were extremely professional in helping us close a very difficult estate file, involving cross-province issues. They recommended a capable notary when others found the file too difficult to take on, and showed a strong understanding of the market to facilitate our property sale in rapid time. Their communication was thorough and rapid, and they made sure we were well-informed at every step in the process. We knew what to expect next and any issues that arose were addressed immediately. From this experience, we would almost certainly find it difficult to work with any other realtor - as this level professionalism is difficult to find these days. Hopefully we have the opportunity to work with Équipe Mark-Andre Martel in the future :)

Working with Miranda was an absolute pleasure from start to finish. As first-time homebuyers with a growing family, purchasing a home felt both exciting and overwhelming, but she made the entire process smooth, enjoyable, and stress-free. From our very first interaction, she was professional, warm, responsive, and incredibly knowledgeable. What stood out most was the effort she put into preparing for every property visit. She always took the time to thoroughly research each home beforehand, ensuring she could answer our questions and provide valuable insights about the property, neighborhood, and potential considerations. We always felt informed and confident in our decisions because of her guidance. She was patient, attentive to our family’s needs, and genuinely invested in helping us find the right home, not just any home. Her communication was exceptional throughout the process, and

Working with Marc-André Martel and his team was an exceptional experience. I partnered with them to rent out my property in Montreal, and they did a splendid job from start to finish. The team is incredibly organized and professional. Their marketing strategy was top-tier, featuring a high-quality, "snazzy" video that beautifully highlighted the key features of the home. This attention to detail clearly made a difference, as they were able to secure a fantastic tenant for us quickly. I highly recommend Marc-André for anyone looking for a seamless and effective real estate experience in Montreal!

I had a superb experience with Catherine Chuon selling my rental condo. Not only the sale happened quickly, at the price that was very close to the asking price, but the possible complications were thoughtfully considered and prevented, the process was transparent throughout, and Catherine's professionalism, confidence, and patience made everything go smoothly and efficiently. I don't actually reside in Quebec, so Catherine helped me much beyond her job description in terms of looking after things, for which I am utterly grateful. Catherine was one of the two realtors I considered in putting the condo up for sale, and, despite the higher asking price suggested by the other realtor, I decided to go with Catherine, because I felt very comfortable dealing with her, and I trusted her knowledge and expertise. Catherine has shown herself as a person of her word, focussed on her client, and alw

Miranda Levy managed to sell my condo in a few weeks! She helped me figure out the new, complicated forms required for condos now. Karelle Caquez went above and beyond to help me find a duplex to purchase, even finding specific experts to assess the building while I was travelling for work! The whole process of buying and selling went very smoothly. Thank you Team Mark-André Martel!

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
