Editorial context

Working with a provider in Docklands – what matters

When choosing a real estate agent in Docklands, experience with the relevant property type should match the assignment. As Lucas Real Estate identifies apartments and “vertical living” as its focus, prospective clients can ask about comparable sales or lettings in the same building and surrounding area. A proposed sale price or rental estimate should have a clear explanation; general claims about market knowledge do not replace property-specific reasoning.

For a sale, useful comparison points include the marketing plan, viewing arrangements, handling of offers and communication through to settlement. Clients should establish who will manage the assignment, how often updates will be provided, and what commission and additional marketing costs apply. The supplied sources do not contain a specific fee schedule.

For property management, owners should examine the agreed scope of work. In line with the tasks Lucas describes, relevant questions concern renter selection, repair authorisation, and the content of statements and reports. Owners should also clarify which services attract separate charges and how urgent maintenance is handled.

For owners living overseas, designated contacts and suitable language support may be important. The scope of assistance with FIRB requirements should be distinguished from any independent professional advice that may be needed. Google reviews provide additional accounts of customer experience, but they do not replace comparing proposals or reviewing contract terms.

I interviewed several agents before choosing Serena, and she absolutely delivered. She achieved a great result and got the sale smoothly through to settlement. Her proactive communication and useful insights into the progress went beyond my expectations, so I always knew where things stood. Special thanks to Mikayla, who did so much behind the scenes — she’s a star! Together they handled an unexpected appliance issue near settlement brilliantly.

I have never been more impressed with Property Management. We have Melissa Argyriou and she is easily the best Property Manager we have ever had. If she leaves Lucas I’ll track her down so she can always manage us. She is simply outstanding. From first contact she has made the process extremely easy. We purchased and needed minor renovations prior to having a tenant selected and Melissa handled everything for us with speed and efficiency. I wish she managed the rest of our properties and my life. I’d be stress free.

My first interaction with Marcus wasn’t even for a property he was selling. My dad and I were in Docklands, clearly a little lost while trying to find the address for a viewing, and Marcus noticed and kindly pointed us in the right direction while he was setting up for a different showing. That small moment really stuck with me. As a first home buyer, I was understandably nervous. While I tried to do as much research as possible, I often struggled to find clear, straightforward information about the offer and purchasing process. Marcus was consistently patient, approachable, and generous with his time—always willing to explain things in a way that made sense and check in on how I was doing at each stage. There were a few challenges along the way with conveyancing and the bank, but Marcus maintained open and proactive communication throughout. He helped me understand what was happening,

Melissa was phenomenal in breaking down steps and helping me throughout the process as a first time leasor, moving out of my previous ppr. Proactive and worked tirelessly, I was dubious at the initial timeframes Melissa presented but the expertise of the Docklands area and Melissa's constant attention and care, really cemented accurate expectations with things moving quicker than I thought possible. Melissa and the team had clear expertise, made steps and understanding easy for me, and made sure she was always available for updates or questions.

Property - in Docklands 3008, level 17 About Lucas property, everyone is friendly and professional. So Ashley Oliver handle our property, we don’t need to do anything, literally nothing. Managing property bills, repairs if any, finding tenants, I mean every possible thing about property. Any updates come like new changes in law, have to install, remove anything to do the property. She will handle it. Rent comes in, bills get paid, you recieve rent and statement every time you get rent with every thing in detailed and fees is pretty good compare to other companies. I cannot name everything here as she handles our property since we bought it like 6 years or more. I spoke to her many times and she always been kind, friendly and professional. She also guides you about property updates like rent review, cleaning and other things. So I highly recommended Lucas property agent and specially As

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
