Editorial context
Working with a provider in Larnaka – what matters
When choosing a real estate agent in Larnaca, first establish which property type and local market are relevant to your search. Kalogirou Real Estate presents residential properties and land, including both new-build and resale properties. These categories call for different questions: for an apartment, condition, shared facilities and ongoing costs may matter; for a plot, access, infrastructure connections and intended use deserve attention.
The published listings cover several locations around Larnaca as well as other districts of Cyprus. Prospective clients should therefore ask about support at their preferred location and the current availability of individual listings. Search filters help create a shortlist but do not replace a complete property description or a viewing. Check which additional costs may apply to advertised prices; some listings on the website explicitly indicate that VAT is additional.
Before travelling, it is advisable to obtain written confirmation of the viewing appointment, availability and possible move-in date. During an online viewing, ask to see bathrooms, less accessible areas and any potential signs of damp. Known defects and unresolved questions can be recorded in a written checklist.
Before appointing an agent, clarify the scope of services, responsibilities, fees and subsequent steps. Independent professional checks may be useful for specific technical or legal questions. These points provide general guidance and do not constitute legal advice.

A Cypriot friend of mine put me in touch with this agency when I started looking for a plot and honestly I didn't expect this level of service!!!! The agent spent a full day driving me around Larnaca, showing me different options and actually talking the time to explain EVERYTHING! What i really appreciated is that there was no pressure at all. Within about a day and a half, I ended up finding a plot that felt right and at a really good price. Excellent for sure 👏 👌 👍
I would not recommend Nektaria working in the agency who might be the daughter actually. Drove from another city to arrive and say the flat is not available yet even if I had already asked on the phone. She also said I should arrive at 12 so that there would be time between the previous viewers at 11.30am and myself. When I arrived, the couple was there with her and they were all waiting for my viewing to be finished basically. And lastly, she pushed me to give an answer on the same day, today 20 days in advance, even if the flat would be available on the 1st of August. She just wanted to close the deal with the other couple and go have her Saturday. Pretty rude and with an attitude young lady.
We had a wonderful experience working with Kyriakos. He spent an entire day with us showing us multiple properties in Larnaca, and throughout the whole process he was incredibly patient, knowledgeable, and professional. He took the time to truly understand what we were looking for and never made us feel rushed. In the end, we decided to settle in Limassol for personal reasons, but that in no way reflects the quality of his service. Kyriakos is a fantastic agent and we would highly recommend him to anyone looking for property in the area. ⭐⭐⭐⭐⭐
Very Proffesional, young, energetic and pro-active team! Highly reccomended. Building with 5 aparts in Livadia was rented out in no time, in less then 1 month during low season! Special Thanks for mr. Michalis Kritikos and to his amazing team members: Christos, Kyriakos and George.
Unfortunately, I cannot recommend this real estate agency. Since I was only able to view the apartment through an online tour, I relied on the agent’s assessment and trusted that any significant issues would be disclosed. Unfortunately, this trust was misplaced. When I moved in, there was already visible black mold in the bathroom, which I was never informed about. In addition, there were clear signs of excessive moisture in the apartment, which have since led to further mold growth. These were not minor issues and should have been pointed out during the viewing process. I have now lived in this apartment for six months and have experienced one problem after another. Considering the very high rent, I expected much greater transparency and honesty from the agency. I specifically used a real estate agency because I could not inspect the apartment in person. In that situation, I expect

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
