What to look for in Chicago

With agents in Chicago, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Profile summary

Kale Realty at a glance

Kale Realty is a real estate brokerage in Chicago. According to its company history, Nick Kale Patterson opened the brokerage in 2007 after previously working at Coldwell Banker. Its first office was on Roosevelt Road, next to the family business Kale Uniforms. The family's real estate activity, which the website traces back to 1951, should be distinguished from the brokerage's founding.

In 2017, Kale Realty moved to Ashland Avenue in Lincoln Park, according to the website. The company records its 750th agent joining in November 2023; this does not establish its current team size. The company history also describes the Kale Broker Summit, introduced in 2024, as a quarterly in-person event for training and networking.

The supplied customer reviews primarily document support with home purchases. Several reviewers highlight clear processes, responsiveness and personal attention. One critical review, however, reports communication problems during and after a sale. The supplied Google data show a rating of 4.7 out of 5 from 706 reviews. The available website excerpts do not provide detailed information about fees, contract terms or the complete range of services.

Editorial context

Working with a provider in Chicago – what matters

When choosing a real estate agent in Chicago, first establish who will handle the transaction and what experience that person has with the intended neighborhood and property type. The positive reviews supplied for Kale Realty mainly concern individual agents and assistance with home purchases. A conversation with the agent who would actually represent you is therefore more informative than the company's overall rating alone.

Before proceeding, clarify the scope of work: Who will coordinate viewings, explain the next steps and handle communication through completion? Compensation, possible additional charges, contract duration and any commitments should also be explained clearly and recorded in writing. The supplied sources do not establish Kale Realty's specific terms on these matters.

Responsiveness is another consideration. Agree on communication channels, usual response times, backup arrangements and support after closing, the formal completion of the transaction. Since the selected reviews include both accounts of reliable communication and a contrasting experience, asking how urgent matters are handled is particularly worthwhile.

Buyers should also discuss their budget, financing readiness and any necessary checks early in the process. Questions about property condition or legal and tax implications may require appropriately qualified specialists. The overall Google rating and the small selection of reviews provided here can offer perspective, but neither replaces an initial consultation or a review of the specific proposal. These are general selection considerations, not legal advice.

Michelle was amazing. She was definitely very knowledgeable and she did everything to get this house purchased. I really appreciate her attention to detail, and she was definitely a joy to work with. Very happy to have met her. I recommend her to purchase your next home. Definitely will refer her to my family members!

Kyle Hadley, our realtor with Kale Realty, made the entire home-buying process very transparent, highly communicative, and easy to plan for- every step of the way. My spouse and I kept saying, "This seems too easy, are we missing something?" But we weren't- We were just that well-prepared! Kyle was fantastic to personally work with, has incredible knowledge and insight about the area, and we would recommend Kyle and the team at Kale to anyone who is looking realtor services in a heartbeat.

I had the best experience working with Donna Baker. She is awesome at going to bat for her clients. She was my advocate, advisor and friend during my home buying process. She got me to the finish line and never left my side. She listened to my concerns and requests. And although she had other obligations she never made me feel like just another client, she tailored a plan for me and respected all my wishes. She never looked past any details and is a superb multitasker. She is thorough and very knowledgeable. She is beautiful inside and out. Donna is the price jewel of Kale Realty. She will get it done! Thank you Donna❤️
UNIQUE POSTON · 7 months ago · Review on Google
Kale Realty was an absolute nightmare to deal with. The agent, Frank, who was involved in this transaction was rude, difficult, and seemed determined to push for a lower price at every turn rather than handle the situation fairly and professionally. Once things were underway, communication dropped off entirely. Reaching him for anything time-sensitive became unnecessarily difficult, which added avoidable stress to an already important process. After the sale, multiple attempts were made by different parties to reach him regarding something extremely important in our opinion, and the messages were left on seen. The following Messages were also clearly seen and read, but ignored, which is incredibly unprofessional and frustrating. To make matters worse, he didn’t even show up for the closing—something that speaks volumes about his level of accountability. Overall, the experience was poorly

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
