What to look for in Barcelona

With agents in Barcelona, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Barcelona – what matters

When appointing a real estate agent in Barcelona, the first step is to establish exactly what the engagement covers. For this provider, it is important to distinguish purchase support from J’achète en Espagne from the related financing, sales and rental management services offered by other Alveo brands. Prospective clients should request clarification of responsibilities, fees and any separate agreements before proceeding.

The advertised French-speaking contact and remote assistance may be relevant to buyers living outside Spain. Communication channels, availability, viewing arrangements and document sharing should be agreed in advance. The supplied website text does not establish whether support is available in other languages.

Because the website mentions legal, planning and tenancy checks, clients should ask about their scope, documentation and the professionals involved. Cooperation with lawyers should not be treated as equivalent to legal advice delivered by the estate agent itself. For properties with existing tenants, buyers should also clarify what information will be provided about the tenancy.

Financing and subsequent rental management should be assessed separately in terms of services and costs. Website figures for prices, rents or yields do not replace a property-specific assessment. Google ratings are another reference point rather than a complete assessment: the exclusively positive review selection supplied does not necessarily represent every customer experience. These considerations provide general context and do not constitute legal advice.

I had an incredible experience with J’achète en Espagne. They quickly understood exactly what I was looking for and helped me navigate the Spanish market. The team was professional, knowledgeable, responsive, and kept the process smooth and stress-free. They handled the paperwork perfectly, answered all my questions, and truly went above and beyond. Their transparency was very much appreciated. I can't recommend them enough!

I recently just purchased an apartment in Barcelona. And I could not be any happier with the service I received from Romain and the J’achète team. The whole process was very smooth and stress free. Romain always went above and beyond to make sure I was happy and understood everything. Nothing ever seemed to much trouble. I would not hesitate for as second to use them again in the future . Im very happy with everything 🙏🏼

Had a great experience with the team as buyers! Very responsive at all time's of day and are there to answer any questions. Get out of their own way to make the right introductions to notaries / mortgage brokers if needed. Would highly recommend!

Valentino is amazing. We had a number of bad experiences with other realtors in Barcelona. Valentino helped us through the whole process of buying a great flat. He also went out of his way to help us transfer the utilities and setup the internet. He is super responsive, enthusiastic and helpful.

As a mortgage lender I have been involved in several transactions with the J'achète team and have been first hand witness to how happy their customers are with their service, the properties they recommend, and the overall solutions they find. I have seen time and time again how they fight for their customers, insulate them from all the noise and deliver peace of mind. Come what may J'achète is always by your side every step of the way.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
