The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

Agree the agency contract and commission in writing before instructing.

Which documents should I prepare?

Editorial context

Working with a provider in Firenze – what matters

When choosing a real estate agent in Firenze, the first step is to distinguish between buying a property and arranging temporary accommodation. Customer accounts describe both activities for Homes in Florence, but no service catalogue from the agency is available here. Prospective clients should therefore obtain written confirmation of the specific assignment, their contact person and the services included.

For an apartment purchase, useful comparison points include clear property documentation, viewing arrangements and an itemised statement of agency fees. It is also worth establishing what assistance is included during price negotiations and completion. The help after moving in described in one review is an individual customer experience and should not be assumed to be a standard service without an explicit agreement.

For holiday apartments or villas, particular attention should be paid to amenities and booking terms. Request current photographs and written details about air conditioning, the rooms it serves, the floor level, access and check-in arrangements. For summer stays, clarify whether cooling is provided by a fixed system or a portable unit, and which rooms are actually cooled.

Before booking, review the arrangements for replacement accommodation, cancellation, refunds, deposits and potential damage charges. Recording the property’s condition on arrival and departure can help reduce later uncertainty. Reviews can identify useful questions, but they do not replace checking the specific offer. The supplied selection does not cover all 108 reviews.

Selected reviews on Google

The supplied Google data shows 4 out of 5 stars from 108 reviews. The provided selection is predominantly critical and should not be treated as equivalent to the full body of reviews. Recurring concerns involve the condition and amenities of holiday accommodation and the handling of complaints. Several accounts discuss inadequate air conditioning or bedbugs; others describe short-notice accommodation changes, disputed damage charges and refund offers considered insufficient. These are customer accounts that cannot be independently verified from the supplied material. By contrast, one detailed positive review of an apartment purchase highlights respectful assistance, property viewings, support with negotiations and completion, and practical help after moving in.

DO NOT BOOK WITH THEM! They rented us an apartment infested with bed bugs. My whole family, with two small children, were bit. I sent them videos of the bed bugs crawling out of the head board and lamp. I sent them photos of the telltale bedbug stains on the sheets. And they deny that there is any problem at all! I woke up with a bedbug literally on me! We had to leave the apartment after one night. Look at the photos and videos yourself to judge! Plus most of the reviews here are fake.

We've rented a pretty nice villa near Florence, but when we checked out the agency accused us of 'damaging' equipment of the villa which was totally unfair. As they had access to our credit card details, there was not a lot we could do really to fight the unfair charge (we did not damage anything in the villa). Be careful with this travel agency, they are not genuine.

One word of advice: don't book with this agency. They spoilt our holiday! Here is our story. We booked a one-bedroom flat with a large loggia overlooking Santa Croce Square in Florence for 4 nights, paying €1200. The booking process in March was smooth. However, three days before our arrival in August, the agency informed us via WhatsApp that the flat was unavailable due to bedbugs. They offered us a supposedly upgraded two-bedroom flat near Ponte Vecchio or a full refund. Given the short notice and our location in Venice, we reluctantly accepted the alternative, despite it looking inferior based on the photos. Upon arrival, the experience deteriorated rapidly. The check-in agent was late and rude. The flat itself was filthy, dingy, and smelled bad. It was unbearably hot (37-38°C outside), and though the air conditioning worked in the living room, it did not cool the bedrooms. We immed

Fantastic experience. My wife and I met Lorenzo in March 2022 and help was terrific. We wanted a renovated apartment and he took us around showing us four properties. He was professional and respectful; never pushy. When we decided upon the apartment we wanted he help us in every way possible; from negotiating the price to the closing. When we settled and moved in June 2022 he even helped move our possessions. His caring and concern for us has not stopped with the closing. He made certain that our utilities were linked to our bank account for automatic debit. We had trouble getting a taxi to take us to the airport at 3 am for a 6 am flight back to the US; I called him and and he arranged it. When we came back to the apartment last month (October 2022) the water was not on; he thoughtfully had turned off the water so we would not have a problem. He continues to care. He is a gentleman an

DON’T MAKE THIS MISTAKE! AVOID! I really don’t know how they have 4.2 stars! We chose an apartment in Florence called Dreamy Guelfa. Description states it is an “air conditioned apartment”, when we got there, they had only an old and small fan. As AC was mandatory for us, we questioned the company and they only offered to bring adicional fans. They said it was a technical issue and probably the previous guest had damaged the PORTABLE AC they had (Note that for them air conditioned apartment is the same as ONE portable AC machine). Again, for us AC was mandatory, so we explained we would not stay , we had to find a last minute hotel, and asked for a refund, to what they offered 20%. Ridiculous! Also, apartment does not look as the pictures anymore, it is old, in the third floor what they conveniently don’t mention and the stairs for access are horrible. As you can see, and PLEASE DO NO

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
