Editorial context
Working with a provider in Etterbeek – what matters
When appointing an estate agent in Etterbeek, the first step is to establish what support the particular project requires. Hermanns Real Estate explicitly lists valuations, sales and lettings. Owners should therefore discuss which tasks the agency will handle and which documents are needed at the outset. Anyone seeking property management should ask separately about its scope, as the supplied website text provides no details of that service.
A free valuation can provide a starting point. It is useful to understand the comparable properties, property characteristics and assumptions behind the estimate. Houses, apartments and income-producing properties may require different marketing considerations. Prospective clients should ask about experience with comparable properties in the relevant Brussels neighbourhood rather than assume that a broad service area demonstrates every type of specialisation.
Before making an appointment, clarify fees, potential additional charges, the engagement period, communication arrangements and responsibilities in writing. Buyers should also ask what documentation is available concerning floor areas, condition and ancillary spaces. For spaces such as cellars, checking descriptions against viewing observations and documents can help identify discrepancies early.
For the separately advertised Dubai investments, the scope of support and relevant contacts should be clarified independently of the Brussels services. Review platforms can offer additional perspectives, but a selection of individual experiences cannot replace an initial discussion or examination of the specific proposal.

Positive comments also concern organisation from the initial appointment through to contract completion and adherence to the sales schedule. Critical accounts describe problems with a viewing appointment and difficulty reaching the agent. In another review, which is only partially available, buyers report conflicting information about the cellar allocated to their apartment, delays and the involvement of a lawyer. These comments reflect personal experiences from a selection of reviews, not a complete assessment of all feedback.
I've had the best experience with them in Brussels! In fact, the whole team has been very professional, responsive and on time from the appointment arrangement to finalising the contract. Specifically, I have been in contact with Maika, Jennifer and Cristopher and all of them have been really kind, helpful and supportive with all my questions and concerns. I am very satisfied and glad to work with them and I highly recommend Hermanns Real Estate!
We purchased our apartment around a year ago. We are only posting this review now because apartments in the same building were still being marketed until recently, and we preferred to wait until that process had finished before sharing our experience. Although we were not the agency's contractual client (the seller hired them), we dealt with Hermanns throughout the purchase process for several months, and all of our interactions regarding the sale were with them. Unfortunately, our experience was very disappointing. During the purchase process, we were shown information that led us to believe the apartment included a different cellar than the one we ultimately received. The purchase process became significantly delayed and far more stressful than it should have been, especially as first-time buyers. We ultimately had to hire a lawyer to protect our interests. In the end, pursuing the m
My experience with Hermanns has been exemplary. Grégoire and Coraline who were my key contact points are undoubtedly client-focused perfectionists. They made sure the sale went well, according to schedule, or even ahead of schedule. I am delighted with how they handled the whole process and very grateful for all those extra miles they went to make the deal happen. I can wholeheatedly recommend the Team to any potential buyer or seler.
Replying to your reply: not really the appointment was at 18.00 and I was there at 18.02. After waiting 5 min I called twice at 18.08 . they could have sent a message at least like . I left at 18.20 ! I was with a little kid and I can’t wait for half an hour for someone who doesn’t even answer. So I fully maintain my version and you should perhaps instruct better your agents. Good luck with your business but I maintain my 1 star review. As I said, the agent never bothered to show at the meeting and didn’t answer the phone even if I could see him inside the apartment. Shameful for the profession .
Very satisfied with the agency and its professionalism! The team has been wonderful and Adrian, especially, responded to any and all questions I had in a clear and timely manner. I highly recommend Hermanns Real Estate!

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
