Editorial context
Working with a provider in South Melbourne – what matters
When appointing a real estate agent in South Melbourne, it helps to distinguish between selling, leasing and ongoing property management. These services involve different processes and agreements. As the supplied website mentions both residential and commercial property, prospective clients should ask about experience with their particular property type and comparable assignments in the relevant local market.
For a sale, clients should understand which comparable properties support the price recommendation and why a particular sales method, such as an auction, is proposed. A written scope of work, a clear breakdown of fees and marketing costs, and agreed reporting intervals are also important.
Landlords will have different priorities: who will manage the property, how repairs will be authorised and recorded, and how communication will be handled when a dispute arises. Responsibilities concerning handovers, damage and bond matters should also be discussed beforehand. The selected reviews make these particularly relevant questions for Hedley, but they do not provide a conclusive assessment of management quality.
For commercial premises, location requirements and the scope of lease negotiation support should be clearly defined. If finance, tax or wealth advice is also required, clients should establish which division handles each task, what it costs and how information is shared. Given the different names in the Google listing and on the website, prospective clients should also confirm the contracting entity. These are general selection considerations, not legal advice.

Selected reviews on Google
The supplied Google data shows a rating of 4.8 out of 5 from 482 reviews. In the provided selection, several reviewers praise individual property managers for responsiveness, prompt replies and supportive communication. Positive comments also mention the handling of maintenance requests and assistance with securing a longer lease. Critical accounts concern communication and responsibility during disputes: one reviewer describes a disagreement over a late fee associated with a fence repair and subsequent unanswered messages. A landlord objects to the release of a rental bond despite damage they say was present. This is a selection of subjective accounts rather than an analysis of all reviews; the disputed events cannot be verified from the supplied material.
I’ve had a great experience with Le. She’s our new property manager and has been fantastic to deal with. She helped us secure a longer lease, communicates really well, and is always on top of the little details. She’s been super helpful throughout the whole process and genuinely goes above and beyond for both the tenants and the landlord.
We had to have a fence repaired that joins a property managed by Hedley. There was a dispute over a late charge which I categorically believe was the fault of a Hedley employee (and the email chain shows this), who manages the property. The result, Hedley wiped us and have refused to communicate after further emails. If I had a property that needed to be managed, no chance would I use Hedley after the way they treated me with such disrespect. ***Edit - in reply to business' comment*** Staff misconduct as you put it, is a very different interpretation than my intention. The employee did not answer subsequent phone calls or emails about the updated cost of the repairs which caused a late fee to be charged. This is where I lay the blame, this is not misconduct. I am not saying she did anything that she is criminally liable for. There was never any issue with the cost of the repairs nor th
as a landlord I advise everyone to be cautious with this agency, they just released my tenants bond even though tenants have damaged my property left right and centre and seems tenants have gotten away with it and now I have to bear all the costs to repair
Outstanding service from everyone at the agency, particularly Leah who has been very fast to respond to all of our enquiries and has been very supportive throughout our journey. Highly recommend this agency!
I can’t say enough good things about Kayla as our property manager! She is professional, responsive, and truly goes above and beyond to ensure everything runs smoothly. Whether it’s handling maintenance requests, addressing concerns, or keeping everything well-organized, she does it all with efficiency and a great attitude. Her dedication and commitment make a real difference, and we’re lucky to have her managing our property. Highly recommend her to anyone looking for an exceptional property manager!

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
